We have a very small semi-detached home in the Beach (Woodbine/Kingston Rd). We are looking to have an upper deck built with a door from our Master bedroom (currently a window). We are also looking to see if we can extend the upper floor rooms over the kitchen (extending a small bedroom and small bathroom). The kitchen however appears to be an earlier addition and therefore we are not sure of the foundation etc. to support an upper addition (and whether it is even possible given the house is a semi). Looking to make some changes to the configuration of one of the bedroom's in our house. We have a closet that runs the entire length of one wall and would like to open it up to make an alcove with a smaller closet on one side and a built in bookcase on the other side.
Ideally alcove should have an arched ceiling and pot ligths illuminating the area.

I am the owner of a one bedroom condo in the downtown Toronto area. The bedroom has two glass walls. I wish to remove the glass walls, extend the bedroom length and breadth and have 2 drywall type walls installed alongwith a door for the bedroom. The revised bedroom walls would be approx 12x10 and 10x10. Inside the bedroom, I would also like to install 2 closets on the walls having drywall, with platform for storage and also bar for hanging clothes. As the condo units below also have glass walls in the same design, special care would need to be taken that while installing the drywall walls in my condo, the glass walls for bedrooms above and below my condo are not impacted. The old glass walls and other leftover materials would a need to disposed properly.
-Remove all existing vinyl decals from windows and door and clean any residue
- Clean brick and remove awning in preparation for painting
- Tape and protect windows, doors, sidewalk
- Scrape any loose paint

- One application of oil-based primer

Other potential associated costs
When platform is fully removed, flooring close to windows (approximately 24-36 inches along length of platform) could need to be built up. My concern is that the platform was built in 2 stages and the first stage occurred before the concrete was poured in unit. This very well might not be the case, but should it be revealed to be the reality of the situation, concrete would need to be poured level with the remainder of the floor.
Cost of repair is dependent on surface area and depth of necessary patch.

This is for a Toronto condo bedroom. Bulkhead to cover some electric wires at the ceiling. It's a 9' ceiling. Bulkhead will be a total of 40 feet long, spanning 2 walls (L) with the bulkhead being 9" x 9". Drywall and steel preferred.

My name is Michael and I live in near Woodbine and Danforth in Toronto. Unfortunately I had a pipe burst in February. I have a more detailed list available for quotation purposes but essentially I am looking for someone to:
* fix the damages of this break (largely drywall re-construction 90% of which is ceiling)
* improve the insulation as applicable to prevent a repeat of the problem
* evaluate and improve the general plumbing since it is currently exposed
* identify the source of a seemingly unrelated drain leak from the 2nd floor shower and fix pre-drywall
I can't verify the scope of this project but assume it will be 5,000 to 7,500 dollars worth of work. I may be interested in having some totally unrelated work done while someone is here (such as framing/installing a door to the 3rd floor).

I am buying a rather dilapidated condo downtown and want to renovate the entire thing. The project involves:
Kitchen: 9.5 X 11.8 ft - all new maple cupboards, white corian countertop, new stainless steel appliances (I'd be buying but would need at least dishwasher installed), new porcelain tile floors, removal of upper half of wall facing out to living room, double stainless steel sink, removal of old fluorescent lights and installation of pot lights. Would need at least a couple of new electrical outlets behind where new stove would go. Not moving any plumbing or range hood. I would remove the old appliances and cupboards myself.
Bathroom: approx 8.5 X 5 ft - remove old tub, toilet, sink, vanity, mirror and fluorescent lighting (I will remove tub tile surround); install new standard soaker tub, two flush toilet, vessel sink, corian countertop (almost 5 ft along bathroom wall), 2 door floating cabinet, +/- shallow linen cabinet (12" deep) above vanity, new mirror with medicine cabinet, new large subway tile around tub, new porcelain tile floors, fix bathroom fan, install wall sconce lighting. Not moving any plumbing.
Living room - 18 x 11 ft - installing pre-engineered hardwood flooring and trim, sand/paint walls, trim out sliding glass doors to solarium, fix edge of stucco ceiling all the way around. I will remove old carpet.

I need someone to provide a fairly detailed quote ASAP so that I can submit with my financing application for the purchase plus improvements mortgage. I would prefer to also then use this person for the renovations. The renovations would need to take place between April 1 and May 1 in a vacant condo apt downtown.
