To: Whom it may concern,
Please contact me to submit a bid for leasehold improvements to be done for a retail/commercial unit.
It is for leasehold improvements to be done to an existing commercial/retail unit located in North York, Toronto near Yonge and Finch. The leasehold improvements will begin in August 2012.
*2 rooms need to be constructed
-9 electrical outlets total for 2 rooms
-2 pot light dimmers for 2 rooms
-4 fluorescent lights switches for 2 rooms
* Installation and wiring for 2 new sets of Emergency lights/lamps
* Removal of 1 outlet in ground
* T-bar ceiling with installation of potlights, tracklights and fluorescent lights.(The ceiling is open concept right now.)
* Carpet installation in 1 room
* Plumbing - 1 sink installed in 1 room - connected to nearby bathroom's drain
* HVAC - ducts re-routed to 2 rooms and ducts need to be added as the current ceiling is open concept
* Fire Sprinklers - existing sprinklers lowered to accommodate t-bar ceiling and a few added to the rooms to be built
If there isn't a significant price difference, I would consider having just the front/reception area done with drywall instead of t-bar.
If you could provide a quote, that would be great.
Thank you.
Best regards,
Julie
I have multiple commercial units acquired or in the process of acquiring in the next year and they are all expected to be in between 1000-1500 square feet. Work to done on each will vary based on what type of unit the landlord has provided. Some units are clean and drywalled but we need to finish ceilings, bathrooms and add non load bearing walls. Some units are right down to the brick and require framing, mudding, painting and finishing.
We prefer a company that is able to complete all the work (drawings, permits, electrical, hvac, plumbing).
Looking for an efficient and well organized General Contractor with a great team to bid on a 3 storey, 6K total sq ft renovation project in downtown Toronto. This mixed use building has commercial stores below and residential 1BR apts above. Modernized plumbing and electrical is required throughout the building as well as wall improvements (plaster/lattice to insulated drywall) and cosmetic updates (to both units and exterior walls).

the house is probably about 100 years old, currently vacant
the existing walls are either plaster or plaster with drywall over top
would like to open up main floor - load bearing walls??
3 kitchens will be completely renovated
4 bathrooms will be completely renovated
new floors (hardwood & ceramic) to be laid, including steps/stairs
will require some new wiring
new hydro meter for 2nd & 3rd floor - currently only 1 meter
new light fixtures
new interior doors
convert existing gas supply (stoves) to electric
I'm in the market for a house in mid-town toronto (built 1950-1970). I'm looking at 3 bedroom bungalows (ground floor with a basement). I am debating either 1) buying one renovated, or 2) buying one that needs everything. I'm trying to see how much it would cost to gut the whole place and do a livable renovation.
Assume, we have to gut the whole thing (main floor and basement) - i.e. roof, electrical, windows, plumbing, kitchen and 2 washrooms
There would be 2, 3 piece bathrooms. one on main floor and one in basement. The basement would be open space with one bedroom and the bathroom.
I know there is a lot of movement with respect to finishes. I am not looking at top of the line finishes. am I looking at 70 a square foot or 250 a square foot?
any help would be greatly appreciated.
Hi there, I have a 1000sq bungalow, around 60 years old.
I would like to do the following:
Main Floor extension (new floors, kitchen, powder room)
2nd Storey addition (4 bedrooms, 3 washrooms)
Basement clean up (new floors, walls, washroom)
Hello,
I do flip homes and in the past I have managed my own projects. However, now I need general contractor to manage my all projects in the future. At times I hire interior designs for complete project design and this depends on project by project.
I need an idea of costs from general contractors for me to connect whenever I need them, if I can have few contractors give me and idea of the way the work, it will be highly appreciated.
Best Regards,
Abdul
We need to:
1) paint the interiors of a 2500 square feet house (no crown mouldings, smooth ceiling, 9-10 feet ceiling in every floor)
2) sand and refinish the hardwood floor in the main floor and change the baseboards (around 750 square feet)
3) remove a bathtub in one bathroom and replace it with shower stall (tiled)
4) retile the powder room
I am considering putting an offer in a house today, and need a response quickly as to a rough idea of how much to renovate this home.
It's 2,500 square feet (both levels), and the it is a very segregated room older home layout. We would want to move the stairs and walls to create a open concept, and renovate the kitchen to include a island along with upgraded finishes. The stairs would have to move as well for the basement.
We are unsure if a extension would be feasible, either from the front or the back to extend the space, and of course depending on the additional cost. I realize it will be tough to provide a fixed quote considering you have not seen the home. But we want to have a framework to know if we could use this home to create our dream home for our family.
Could you provide a rough quote, one to have a open concept, and a second to include the price of a possible extension. It would greatly assist at where we should place our bid for the home considering the renovations required. And what would be the approximate time frame in completing a renovation project on this scale.
The stairs are right in the middle of the house. The joists are running from side to side wall of the house (not front to back).
Thank you for your help in this matter.
Property specs:
4 Detached Home On 52' Corner Lot.
Master bedroom Second level 6.09 m x 3.39 m
Bedroom 2 Second level 4.29 m x 2.89 m
Bedroom 3 Second level 4.17 m x 3.02 m
Bedroom 4 Second level 3.62 m x 3.02 m
Recreational, Games room Basement 8.9 m x 3.29 m
Bedroom Basement 5.02 m x 3.02 m
Bedroom Basement 4.55 m x 3.51 m
Kitchen Basement 8.9 m x 3.29 m
Living room Ground level 4.87 m x 3.37 m
Dining room Ground level 4.18 m x 3.18 m
Kitchen Ground level 5.71 m x 3.65 m
Family room Ground level 4.95 m x 3.38 m
Ideally we would want to create open concept on main floor.
Create open concept on the main floor (include moving stairs, remove walls, replace flooring with hardwood throughout, renovate kitchen - new layout, large island).
Laundry moved to upstairs, 3 bathrooms renovations, need to be updated - layout and finishes.
Master need new additional storage.
Basement would also need to be gutted, and redone.
Priority would be the main floor.
Old house, about 70yrs old, needs revamping. Approximately 1700sqft. Need the front wooden door restored (paint stripped and refinished), installation of hardwood and tiles (purchased by us), doorways widened, windows on main and basement levels replaced, some drywall replacement (walls/ceilings), 3-piece bathroom redone, need basement finished (walls, floors and a 3-piece bathroom), carpet removal, stairs refinished, entire house painted, kitchen installed (chosen by us) and redesigned, update electrical units in home and install new lighting.
I am looking to have complete renovations done inside the house. The house is approximately 2800 sq ft.
It requires a new furnace; complete teardown of 4 bathrooms, redo all flooring, complete replacement of kitchen. Possibly teardown some walls to expand master bedroom. Resurface old pool. Also replace all windows.
Would like to know what the estimate for this work effort will be.
thanks
James
