looking for a general contractor to renovate entire house, roof (currently flat, want 2 peaks, windows, front steps and back deck, kitchen, bathrooms, flooring, heating, wiring, etc. house is built in 1955 located in Toronto, larger home about 3,000 square feet. The inside entrance, living room and dining room have been completely renovated right down to the brick and insulated, the rest of the house is in original state., on-line estimates only for now.
We take possession on March 1st, 2010. The property is currently tenanted, and has not been well-maintained. We have a budget of $200,000 for a complete renovation, including weeping tiles, electrical, new radiator heating system, new kitchens and bathrooms, some redesign, finished basement with separate entrance - the works.

My home is 37 years old and has a four car concrete driveway which needs re-caulking at the slab joints.
the concrete slabs around the inground pool also needs re-caulking at the joints.
this is a back-split detached home and it appears that there is a leakage of the bathtub area or piping from the top floor washroom into the ceiling of the lower level family room area. small water patch appears to be growing.
also needed is a quote for duct cleaning and steam cleaning of the fully carpeted home
which has a main hall area, family room, 4 bedrooms, basement level.
The age of the house is 50 years old.
I have a couple of projects.
1. I want to fix my back patio. I am replacing the tiles with interlock but I have a concrete border that is old and ugly. Rather than tearing it down I am wondering if it is possible to resurface it so it looks better.
2. Fixing outside stairs in front of the house. My father had someone put that faux finish stuff on the stairs in the front and since then, they have been eroding. I need to replace them but then the problem becomes what do I do with the rest of the stairs and walls by driveway which still has this coating.
3. I am wanting to fix my bathroom - replace vanity, maybe bathtub and tile around the bathtub.

I need a small non structural wall removed as well as taking down two walls in the kitchen. All associated electrical work needs to be completed. Hanging lights need to be installed in the kitchen. The ceiling of the condo needs to be flat, I have removed the stucco ceiling and now have exposed concrete. I would like this to be flat to match the ceiling.
