It is a 3 storey stacked townhouse with 3 rooms. The 3rd floor is designed much like a loft where the 3rd bedroom doesn't have a full wall, it has a half wall that is much like a balcony that overlooks the second bedroom. In essence the second bedroom has no ceiling, it kind of shares the ceiling of the third floor. I'm not sure if I have explained the open concept of the second bedroom and the 3rd floor correctly, but the goal of the renovation would be to create a ceiling for the second bedroom which is located on the second floor 10.96x10.89 ft. This ceiling would then serve as the floor of a fourth bedroom. Then walls, a door and closet would be needed for the fourth bedroom, An electrician would also be needed to install outlets for the fourth bedroom. Finally, the half wall of the 3rd bedroom 17.06 x 16.6 ft which makes it appear to be a balcony would be closed off to create more privacy. The house is approximately 6-10 years old. I hope I have provided enough information. Essentially the job requires simply a roof, walls, the creation of a closet and the installation of outlets.

The project would include tearing down existing bungalow and building either 2 detached homes or one large semi-detached home utilizing insulated concrete form construction. Each home would be at least 2000 square feet with radiant in-floor heating and likely ducted AC. Ceiling heights would be 9ft on all floors including basement. All floors to be constructed of concrete. A walk-out balcony from the master bedroom would be part of the design. All design engineering, permits, and construction to be handled by GC. Would like a discount on work if home is used as a showpiece home in a portfolio. Lot size is approx. 50 x 100.
We are getting a 2nd bedroom built on top of our existing kitchen + 2 three-piece bathrooms on the same floor. Major structural and framing work will be all done, contractor needs to come in and build to suit following drawings which have already been done.
Contractor will have an empty space to work with where a three-piece bathroom needs to be installed, then the master bedroom will also have an on-suite 3-piece bathroom, + 2 closets. Must also finish a Juliette balcony.
Contractor must account for moving plumbing and grey-water stack to other side of the house. Evidently, this will include excavating in the basement to tie it all in and re-finishing part of the basement to bring it back to where it was. Sliding door to be installed on 2nd floor, plus skylights. Electrical work required to accomodate the new room.

My house is a typical semi in the old Toronto neighbourhood. There are two small rooms - living (10x11)and dining(10x12) connected by the French door, right next to the kitchen. Total square footage should be 450 square feet or so including corridor (3.5x15 ft)
I would like to break one wall ( non-load-bearing) between kitchen and dining, to open the space.
Secondly, in the living room one wall with 2 decorative small windows and a fake fireplace needs to be re-drywalled and insulated ( fireplace is to be destroyed) and another wall - partly redrywalled ( moisture damage..)
Lastly, without removing current flooring, I'd like to put new engineered hardwood on top of the existing floors.
Following that, I would like to redo the flooring. I don't want to remove the current floor and deal with subfloor. I'd like to nail the current floor, fill in the uneven parts, and put engineered floor on top of it. My floor squeaks, and I think this should remedy the issue while keeping the total cost reasonable.
I'd like to start ASAP.
Please let me know cost and duration and any other conditions that matter. If my assumptions are wrong, I'm open to hearing about better ways.

We're finally ready to renovate our kitchen later this year. It's the lower floor of a 2-story extension on the back of our East York home, and this extension has no foundation underneath. You can see from the photos that a few years ago I removed some patio stones and dug to reveal one concrete tube. That must be what's holding it up, but of course we have no idea how many there are.
We've been here since 2008, and the home inspector warned us about the possibility of the extension starting to move. But in that time haven't noticed any wall cracks or other indications that the extension is structurally unsound. But we'd just like to know what level of risk there might be before starting this renovation. The reno will definitely involve removing the subfloor and insulating the very narrow crawl space underneath it. Below that there must be a few inches of air and then . . . soil.
So who do I need to consult with about this? A structural engineer?
And I've heard it's possible to create a new foundation under an existing structure. What's this sort of work called, and who does it well in Toronto (should we decide it might be necessary)?
