We are a prospective buyer and are considering making an offer on a semi-detached home. We would only purchase the home if our budget enabled us to add a two-story addition (to the main floor and upper floor). We would leave the basement untouched. Note that the neighbor has an extension, so one exterior wall is already built.
Main Floor Addition - We would want to rework the whole main floor. The current kitchen would get extended into the addition. The living room would get extended into the addition. We would add a powder room in the addition. We would like nicer finishings and a modern kitchen (new appliances). We are approximating that the addition would be 250 square feet.
Second Floor Addition - Currently the upstairs has a master bedroom and a second bedroom, and a bathroom. We would want to add two bedrooms, and an ensuite bathroom onto the master. This would involve reworking the layout upstairs. We are approximating that the addition would be 250 square feet.
We would be so appreciative if someone could give us a rough ballpark on pricing and timing for a project like this. We understand that this is likely a more complicated and pricier addition, so understand that will be factored into estimates.

We're looking to expand our living space through a three-storey extension to our 2 bedroom house.

Looking to add a 3rd floor (with walk out deck) to my 2 story detached house and possibly reface the front exterior facade to a much more modern look. The third floor will be an open concept entertaining and office space so no need to run plumbing (no bathroom or kitchen). Only electrical and heating/cooling will be added. I don't have any permits yet or even know if it's possible structurally for my house foundation so I would need some professional advice. The basement is finished but I can find some photos of it before it was finished. I have attached photos of my house and some examples of what I'm thinking. Although I'm not in a rush, I would like to get the ball rolling on this project.
This project includes stripping, framing and preping hvac/plumbing on a third floor addition. The new floor is about 15 by 40 feet. It needs to be completed to 'rough in' state, (we will finish the interior). This project is city approved and all drawings are available.
The existing house is a brick house backing on a ravine with the basement walkout to the backyard. The addition is 16x6 feet to be added to the back of the house and will be 2 storeys high, from the basement to the main floor. From the 2nd floor, the addition would serve as a deck from the Master bdrm. From the basement, the addition will have 4 windows and a pair of french doors. From the main floor, the addition will have 6 windows.
Foundations need to be about 4 feet deep since the back of the basement is above ground. The outside of the addition is aluminum siding. The walls to the existing house facing the addition would need to be taken down to accomodate the expansion.
There is a structure on the back of my house which I call "the Shanty' ... but it is only good as a wind barrier to the back wall. It needs to come down. I have plans to rebuild and add a deck on top. It is only about 12ft x 12ft.
This project won't happen till the spring. I hope that who ever helps me with my bathroom might become my go-to guy. Please look at that project for now.

I have 3 bedroom bungalow house in Scarborough area built in around 1955. 1800 sq. ft ( 900 sq ft main floor). We wish to increase our living space by adding a second storey and putting four bedrooms + 2 baths upstairs and remodelling the main floor into an open concept kitchen& living space & one bed room with attached small washroom, ( much like many new homes we have seen recently)...This will require major structural work since the house is poorly insulated and that would also require upgrading. Electrical and plumbing sections also have to look, And also can do extension in basement if budget allows ,pls give us good quote.

The house is a 1.5 storey. I would like to make approximately 2/3 of the upper floor a 2 storey so that I can use the entire width of the house and add a bedroom, 2 bathrooms and a walk-in closet.
Also, downstairs I would like to remove a wall that separates our den from our spare room/playroom/office to make one large den + renovate an existing washroom + remove another wall that separates dining room from back of house. The extent / envelope of the current house will not change.

Looking to add a simple 10' x 8' (80 sq. ft) room to the back of the house off of main floor in summer or fall 2011.
House built in ~1917, main floor is double brick wall. Current back door will serve as main access area from kitchen, new back door to be off of studio itself. Currently a deck sits where the studio would be. A smaller deck will be added later. Ground is "mixed" (soil, lime, concrete bits from past construction). Studio to be finished with simple siding on the outside; windows all the way on south and west sides. Some skylights would be much appreciated.
No plumbing required. Minimal electrical work. Will require heating duct.
