Basicaly the project will involve ripping the existing roof off and the addition of a master bedroom plus bathroom and deck. What will be required of the contractor is the following : 1- Rip off existing roof
2- Install subfloor
3- Frame the addition
4- Roofing the addition
5- Build deck
The addition will be aproximately 500 square feet and the deck will be about 350 square feet

100 year old house (standard high park semi) in upper bloor west. Its got half a loft finished already and we need 16 ft x 16 ft added and will involve cutting into the existing roof and framing new space with roof to be finished as an ensuite bath and sitting area. Possible balcony on the dreamlist too.

We are looking to have a ground floor living room back addition (16.5x23 or ~380 sq ft) plus the basement. We want to have a stair connecting this addition to the basement addition. We want the exterior to be preferably brick (plus changing the exterior of our bungalow so it's the same-colored brick throughout), or if that would be too expensive keep the brick exterior of the existing part of the house and use stone exterior for the addition.
The existing central air conditioning can cover the additional square footage and there is space/driveway to the side of the house that can be used to access the backyard. The neighbour has already used part of the backyard to increase their house's footprint and it is possible to get the city permit for back addition. We are located in Toronto.

I would like to extend my back bedroom into a master suite (approx 200 square feet). It can be extended from the back part of the second floor over the existing main floor addition (completed years ago). Its a semi detached so it would be tied into the house beside which has done the exact same thing that I want to do. I may put a bathroom in the room too depending on price.

We currently have a bungalow of around 800 sq ft main floor. We are also on and incline meaning the front of the house is at grade and the rear is a basement walkout to grade level.

I am looking to make an upward extension on an approx 25 foot wide bungalow. Please provide a ballpark figure for the following two options:
1)An entire floor extension over the whole bungalow ie to add a second floor.
2)To add a second floor on top of the garage to make a sidesplit.
Note: At this point, please provide an approximate figure via email as I am out of the country for the next month and will not be able to show contractors around. I do however want a ballpark figure that I can work with as soon as possible.

We are moving into a house in Toronto that has a detached, single-car garage. We are interested in seeing if it's a feasible/cost-effective/smart idea to build a room on top of the garage. The reasons: Our new house is a small, three-bedroom and we want to maximize our property area by creating more living space.
The prospective room would be used as a home office/guest room. Ideally, this room would have enough space for a small work area and a small lounge area with some form of sofa bed. It would have access to power and, in a perfect world, would also have a small, three-piece bathroom.
The garage appears to be in good condition and is about 50 years old: it features solid wood beam construction and some form of fabricated wood-style siding, but must not have had an original floor as builder's patio stones have been installed on top of the ground to create a solid surface. The dimensions of the garage are approximately 110" wide by 215" long. There is one small glass window on the north side of the garage; the only entrance to the space is the main garage door.
The garage is situated immediately next to our neighbour's garage to the south, which is a similar, detached single-car design. We share a driveway with this neighbour that runs between our two houses. Immediately behind our garage (to the east) is another nieghbour's yard. Immediately to the north is our back yard. The garage is approximately 15-20 feet from our house. There are two power lines that run from the east end of our property line to our house; these lines are directly above the garage and wound need to be moved/redirected if an addition were built.
Any thoughts on all the considerations needed to complete this project? And a possible price range?
Completion of the second floor on top of bungalow
I am the owner, looking for a builder who can complete the renovation from a bungalow to a 2-storey house. Project is ~12% complete with studs and plywood on the second floor just need to add the roof and finish exterior. Everything below (first floor, basement) unchanged. Total area (one floor area) is approx. ~625 sq.ft.
We have drawing, approval & building permit. Electrical needs final approval.

We currently live in a fully renovated 1.5 story house that has two bedrooms and a bathroom upstairs. We are contemplating raising to roof to make it a full 2.0 Story house with the goal of adding a third bedroom upstairs.
Our house has a concrete block foundation and was built in the 1950s. We're trying to determine what the cost of such an addition and whether it would provide a worthwhile investment return when we sell the house.
Our house is 25 ft. deep and 30 feet wide. Our lot of 42 ft. wide and 120 ft deep.
I would like to know the cost of second story addition (One large bedroom) to brick split level raised ranch located south east side of Toronto. Part of house involved in this renovation, has raised finish basement in the bottom and kitchen/living room on the top. Scope of this project is to add 500 SQFT of large open plan bedroom with bathroom and walking closet. I am looking for cost to build shell only (exterior wall, roof, floor etc.). House siting on a mature neighbourhood with wide lot.
2nd floor consists of a landing with 2 windows, and a bedroom with one window and skylight. There is leaking from roof above a window in landing, and in the bedroom at low point of the roof. Landing roof is slanted on one side, bedroom is slanted on either side (peak in middle is roughly 6 feet). House is ~100 years old.
We would like to raise the roof to standard height (so rooms no longer have slanting) and have the roof redone. Locations of the windows in the landing will change to opposite walls. Depending on total cost the framing for the walls may only be done, insulation and drywall for roof to be done though.
Also the possibility of an extension to the 2nd floor over the kitchen (connecting the landing) - depending on cost.
This is an urgent request due to the roof issues, so ideally work should be started within 1 week or so.

Hi I am looking to extend a very small back room on a second floor.
It is above a kitchen and has a small roof under it. The plan was to extend the room to meet the full extension of the roof which is about 4 or 5 feet.
It will entail knocking out the exsisting wall. building a frame and creating a lower roof of 5 feet.

I have a house in Scarborough and I have a plot where another house can be build or Extent the existing house, The size of the existing house is 30 into 30 feet and I have the same size available in my front yard, these information I got from the CITY because the house I have is far behind the row of the houses of main Road.
kitchen and the dining room going 10 feet back over the deck in the backyard, one floor only 10' x 30' the total 300 feet extention, need a roof and floor insulation for the extended area, the house is close to 100 years old solid break walls, need to know the cost of the whole thing and all the possible ways to make it easier and more cost effective.
