We are looking for a quote for an addition to the existing house. What would you need from me to get this process started?
Background:
House has been under renovation for a month now and that is coming to an end we are in process of completing the plans and going to committee of adjustment.
Addition would be to the back of the house with plan to save most of the back wall on the second floor.
Addition is basement with two floors above the grade.
Separate entrance
10x10 feet addition at the back of the house for rebuild. It contains a kitchen on top and storage at bottom.
The project is for the demolition and construction: footings, frame, roof, insulation, sheating, siding, etc. We will take care of the inside finishing and furnishing.
In addition, we want to replace and add windows on our second floor.
We have the plans from an architect (attached). City permits can be submitted in short order.
We are a design build company, and are looking for trade contractors for house addition and renovation projects. We are looking for demolition, framing, mechanical, drywall, tile, finish carpentry, etc.
Must have valid WSIB insurance. This means a WSIB account that is eligible for clearance certificates.
Addition to house: 2 bed rooms to be added to existing 1 single level house. Permits from City have been obtained. Complete contract of new addition to the house to be given. New foundation, framing, roofing,new windows for 2 baths, 2 bedrooms, closets etc.. to be done.
Contractors are welcome to take up part of the job or the whole job.
First of all, I would like to know how much, an average or a range, contractors are charging per square footage. My house is a back split, and I would like to use the front of the house (livingroom and kitchen in the first floor) to add two bedrooms to the second floor. The preferred material would be brick or stucco.

I'm planning an addition to the side of my house that measures about 5' x 13' which would tie into the existing house at 2 points. Preferably I would like to do a 4' block wall to support the addition. It would come out 5' from the house then run 13' and tie into the house again so it would be 18' of block wall in total. What would the ballpark price be for something like that?
As an option is it within code to support the addition an a beam supported by concrete sonotubes? And if the floor is supported like that what's the best way to finish it off to grade and insulate it properly?

Submitting contractors' condition:

4. All nails, screws, glues, bolts and nuts related to the scope of work.(MATERIAL AND EQUIPMENT)
5. Disposal of all dirt and waste materials, and cleaning the site.

1. supply of the steel beams, lumbers (Beams, joists, TJI, studs, trusses, plywoods)
2. Temp fence.

I would like to add a Master Bedroom with a 3pc Washroom and a Walk-in Closet on top of my Existing Garage that is 20ft X 18ft. This project would include creating a hallway from my current Master bedroom to give access to the new Master Bedroom and hence reducing the size of the current Master bedroom by 3ft (for the hallway).
The existing Garage roof will need to be removed to be able to make the master bedroom on top of it.
I would like to know the approximate cost involved all inclusive and the number of days for completing the project.

I am planning to remove an exiting deck and build a mud rom with stairs down to ground level at the abck of my house. I am in a sei-detached house in Cabbagetown. The neighbour is agreeable to having the work completed. It will require a footing and framing of the room. I can finish interior, electrical etc.
Require a quotation to brick veneer a new 2 storey additon using supplied John Price bricks. There will be 4 french door openings with limestone sills also. Installation quote to include supply of appropriate cement products, scaffolding and all clean up after job completion. Also require time estimate and potential start dates when winter is over.
This is a three storey house.. I believe it was built in 1932.
I need to add another room and bathroom on the top floor. Will like to get some estimates. The extention would have to be done with blocks, framing, electrical, plumbing for the bathroom. The remaining part like drywall and bathroom finishes will be done by the owner. I am not sure about the size, that will depend on the codes of the building. The roof next to the room is flat, for the most part of the house.
To build a detached double car garage with lane access on level ground. Old garage burned to the ground and has been removed, there was no foundation and no concrete floor. Would like double door garage on lane side and single garage door opening to the back yard. Aim for completion before winter. Construction time flexible otherwise

One option is digging an entrance for a basement apartment, another is building a new garage with a living space overtop. I'd like to compare costs and feasibility in terms of land use and permits.
I live in a late 50's double-brick home and I would like to add a veranda with two rooms below it (laundry and storage). There needs to be three drains placed in the basement floor with the re-location of the back-flow (??) preventor valve (check valve). The area would be approx. 200 sq. ft. (10' from house, 20' wide).
