We are looking to do a one or two storey(depending on cost) addition to the back of our house built in the 1920s. We are located near the Beaches in Toronto. Should be about 250-300 sq ft. each floor. No basement, just 4 ft. foundations. House in on a bit of a hill so probably need extra concrete to make new section level with back of house. Rear walls of house would have to be taken out. No new plumbing but electrical and ducting would be required. Want someone who can assist with doing drawings and getting permits from the city. Probably will use siding on outside. If second floor room being done would have a wall of closets. First floor addition is a big room added onto the current kitchen so a bit of kitchen work but not a whole reno - a new island likely from Ikea, new countertops (eco-friendly: butcher block or other material), new overhead lighting, and new sink and taps. Windows and door to backyard on main floor. Second floor would have nice set of full windows. Would like to match wood strip ceilings found in other parts of the house in the new rooms.

We are looking to add a main floor addition to our house that will accomodate a new kitchen, bathroom and laundry facilities which could make the addition 12' long and 16' wide. We are also flexible to work with what we have inside the house right now and use that space and build out smaller if it can accommodate our 3 requirements.
Presently there is a small 7' by 10' addition in the back of the back of the house which serves as a laundry room but it has a noticeable slope and no insulation for the floors. The house is a semi-detached house that was built in 1923.

Semi Detached Home approx age 85 years.I would like to add a master bedroom with ensuite in the attic.However the max height of attic is only 6.5 ft ,therefore simply adding dormers will not increase height.I imagine the roof will have to be raised and the attic space built up.I am not totally sure this is possible,yet i have seen semi detached homes in the neighbourhood that appear to of had this work done on one side of the home and not the other.The home is 15 x 40 ft , first storey brick 2nd level aluminum siding exterior.What are the city bylaws for such a renovation and is this a feasible project.Home is located in Toronto.

1- Build the block garage including the removal and disposal of the existing single wood frame garage and running a buried conduit for the electrical power from the house. Note, do not include for the overhead door.
2- Rebuild the front veranda including the removal and disposal of the existing wood structure. Note, the roof assembly is to remain.
3- Build the 2 story addition to the back of the house including removal and disposal of the existing wood frame enclosed porch? and opening the existing second story wall to the new addition. Note the interior work will not be done at this time, so just price to enclose exterior shell. Also Note, the existing foundation and footings on the north and west sides will need to be removed and redone to reflect the permit drawings as per the engineer which says current foundation will not support the new addition.
Due to budget constraints, the interior finish work will be performed at a later time and I will be asking for you to price then.

3 story addition, 15' x16', onto existing 1950's rear basement one story 8' x12' addition. Main house is over 100 years old. Re-do side (south) and rear (east) 2 foundation walls. Remove existing cinder block rear and side foundation and extend foundation to measure 15' x 16' from original rear of the house. New foundation- North wall=existing 8' plus new 7'; east =16', south=15 (TL 38 linear feet) and basement height =7'2". Move existing outdoor basement entrance from the back/east side to the south side. 1st floor framed walls to a ceiling height of 9'2" (7',16',15', 4'); 1 large window and walk out french exterior double doors and new floor (added to existing=164 sq ft); 2nd floor where existing deck is extending to 15'x16' all new walls, ceiling height of 9' and new floor added to exisiting roof joists of old addition-164 sq. ft. 2 new 5x6 windows and a door. All excavation, foundation, frame-up, roofing and a new bathroom on 2nd floor (in the same location with existing plumbing). All floors have radiant heat attached to the existing hot water boiler/radiator system (plumbing is within a few feet on each floor). Basic floor finishes, wood frame contruction, exterior cedar siding.
Owner will partially gut (remove 2nd floor kitchen, bathroom, exterior door and deck and 1st floor 5x8' window and door) and finish interior- taping, mudding, trim and painting. Easy driveway access for materials, excavator and concrete truck. Owner has rough plans but construction design, plan and permit is required. No variance anticipated. Work to commence in June.

I have a 100 year old house in Toronto. Want to ad a rear three story addition, (2 plus roof). 20' x 23'(first story), and 20' x 16' (second and third story) . This addition will contain a large kitchen, three bedrooms, three bathrooms, and two balconies, as well as a basement apartment and new rear entrance to the basement. I have architectural drawings.
I'm looking for a builder to work on the working drawings for permit and who may take on the building of the foundation and structure. I would also like to know if you have qualified sub-contractors for the other aspects of the job, in case I need them.
Please respond if you do this type of job, meaning if you have done large extensions to existing homes (preferably older brick homes). Tell me a little bit about your specialty and how long you have been doing this type of work. If we meet, I will also require references for the homes you worked on.

We would like to add an extension to the back of our Victorian worker's row house. It's 11 feet wide at the front of the house, but the kitchen at the back is only 9 feet wide.
We would want a board and batten 2 storey addition, 9 feet wide by 12 feet long, consisting of a back den behind the kitchen and an extension to the upstairs back bedroom There would be no basement. The roof would be flat. It would just be heating and electrical, no plumbing.

My house is semi-detached. My neighbor and I would like to extend the living part of our houses into the space that is currently the porch. We want this to be a two floor addition. It will push the front of the house out about 8 feet. Both houses are 15 feet wide. They are made of red brick. I'd add a main floor bathroom (2-piece) and closet and a second floor ensuite for the master bedroom (3 piece) with the new space.
Exterior of rear small addition needs to be properly redone. Remove all exterior including small roof, redo to at least building code standards(building wrap, rigid insulation, flashings). Finish exterior of addition (vinyl siding, or something better).
Inspect surrounding grounds around addition and make recommendations on how to minimize or eliminate water intrusion into basement.
Also need repairs to 15 foot length of water table trim board and redo parging.
Addition measurements are approx. 7ftx6ftx10ft(height).

I'm looking to add a second storey to our bungalow in East York, ON. The square footage of the main floor is 680 sq. ft, so it is a small house. We are looking to have two bedrooms and a bathroom on the 2nd floor and to tear the existing bedrooms walls down on the 1st floor for an open concept living area. (There are two small bedrooms on the 1st floor.) The inside of the house was fully gutted and renovated prior to my move-in in 2013. We would obviously need stairs. The basement is already usable, in case you need to know.

We are thinking about creating a second floor addition (around 980 squared feet) to our South Etobicoke bungalow and would like a rough estimate of total pricing per squared foot by a contractor. The house is currently a three bedroom brick house with a back addition and finished basement.
In the second floor addition, we would like an added master bedroom (with ensuite bathroom) and at least two more bedrooms, and a bathroom. We would prefer if the added exterior material is brick to match the rest of the house but if that's not possible we would like to cover and insulate the whole house along with the addition (with stucco siding or other options provided by you with pricing).
