I am tearing down my existing home and rebuilding a 3290 square foot home. my lot size is 50ft by 204 ft. I am not looking to build fancy, just neat and clean with hardwood floors, some ceramic in bathrooms and laundry room. I have my plans completed by an architect. My house plans consist of 1 kitchen open to dinette followed by a family room all located at the back of the house. The outside structure of the house is 38 width by 45 ft length. Upon entering the home there will be a family room on the right and a dining room on the left. The kitchen measurements are 16 length by 12 width which has an adjoing pantry to the dining room. This home has 2 floors plus the basement. on the second floor, there are 4 bedrooms. 1 master bed w/onsuite and walk-in closet. There will be 2 other bedrooms with adjoing bathroom, and one guest bedroom with 4 piece bath. The master bedroom will also have a balcony which is directly above the porch from the walkout of the dinette from the main floor kitchen. The basement will be unfinished. The garage is directly under the living room as the existing home is sitting on a small elevation with trees on one while the driveway into the garage is street elevation.
I would like to know the approximate cost to build, plus the contractor's cost.

We are building a 2800 squarefoot home in a lot that is 35 width by 133 deep. The project is due to comence on the 1st of Dec. 2009 and we want the project to be completed in at least 8 months. We are looking for contractors that can build for us.
Demolish, foundation, framing, plumbin and Electrical, Roofing, drywall, painting, windows, doors, flooring, kitchen washroom and landscaping
For the time being, we're hoping to find Contractors and Project Managers with experience in Sustainable Home construction practices and materials.
Since the GC/PM will likely hire their own trades, at this time we have no plans to hire the trades directly. We will repost this job asking for trades to apply, if that changes. (Thanks for all the responses we've gotten so far! We'll keep this information on file.)
Due to budget constraints, we expect this project to only be completed 'to the drywall' (sanded & primed). We're reasonably handy folks and hope to finish the detail work ourselves over time (kitchen, bathrooms, painting, trim, interior doors & frames, etc.).
A significant amount of planning has gone into the design of the house to reduce materials, waste, and effort.
While we do have a current list of materials that we have planned to use, we are also keen to hear other suggestions for alternate materials that might do the same job in a better / more-affordable way. e.g., vinyl siding isn't an option, but vinyl windows (since there is little vinyl) might be a better choice than fiberglass because of cost.
We have obtained our variances from the City of Toronto, and our plans are complete except for some small changes. We have been through a PAL Review with the city but have not yet submitted our plans for the construction permits. The project has written support of all 4 direct-neighbours.
Tree removal permit for an ailing tree on neighbor's property (that would have to otherwise be protected) has been obtained. Other trees are far enough away to not be of concern, or are not in need of protection.
Given the above conditions for simplifying the project, we're hoping to be able to complete it for under $250,000.

Hi, I will be building a new house this summer which is approx. 1600sft internal finished floor above grade. I am looking for a trustworthy, reliable and experienced contractor who can supply labour for demolition (800sft brick bungalow & detached garage), foundation/footing, concrete/external works, framing, drywall, painting, finished Carpenter. Excavation, HVAC & Electric will be separate.
I will purchase all the materials as needed while contractor will manage/supervise his labour part of contract only. Quote could be a fixed amount for entire labour work or item wise. There could be 2nd house after 1st house completion so the rate has to be your absolutely best without any hidden charges. Will prefer the contractor who has permanent labour/crews.
Demolition will begin in March/April which I have already taken care of.
The plans have been drawn up by an architect who is presently getting the permits.
Consists of 4 floors: basement, 1st, 2nd and 3rd floors
basement will have laundry room, storage and another large room
1st floor will have kitchen/dining/recreation room with woodburning fireplace.
One House at Logan Avenue will have an entrance out from the basement, but anoter house will not. Require a wheelchair ramp at first Logan Avenue location as well.
2nd Floor will also have a laundry room and and wooden deck front and back with 2 bedrooms.
3rd floor will have another bedroom and wood deck on the back of each house.
Time is of the essence as I must sever and sell one house to pay off the construction BMO is giving me. Also, as I will be living in one house I will need at least the basement done ASAP so I won't have to live elsewhere for more than 3-4 months.
To view the plans, please contact me at the number provided.
Looking for an estimate for a the construtcion of a new home, in Minden Ontario.
Single family home, two to three bedrooms on main floor, two bathrooms (one ensuit to master) and two bedrooms one full bath, or one full and one three quarter bath ensuite to one of the bedrooms. Possibly a deck off of the kitchen, electric appliances, and concrete walls and floor wouldn't be minded because of the efficiency.
This is a low-income home, and the primary caregiver has several long term illnesses, so good and reliable venting and air flow is needed.
Hey, I am a small contractor and listed here on Trusted Pros. A friend of mine needs an old farm house tore down and a new 3800 sq. ft. new house built. It's on 10 acres of land just north of Toronto. I don't do this type of work so I am reaching out to other contractors here on Trusted Pros that do, and might be interested in this job.
I have purchased a property in Toronto area (Bathurst & Lawrence). I would like to demolish the current house and build a new house on the lot: 40x105 ft. I started building a new house, the first phase is complete (demolition, excavation and foundation). Due to irreconcilable differences, the builder was removed from the project. Now I am looking for a reputable company with good references to complete the project or take over the project from me.

2 story house
Walk out basement
ALL permits have been obtained and drawings are available
Our family is planning to build a new house on our current lot. The major intersection is Bayview and Cummer. The lot has around 55 foot frontage.
We are hoping for 4500 to 5000 sq house. We would like to have 2 story on top of the garage. The main floor will be on top of the garage and another floor on top of the main floor. This type of construction is happening a lot in our neighborhood.
Can you submit price per square foot cost for the construction of the similar type of house you have built recently?
I would like to ask if anyone can send costing file (in excel) that contains the estimated and actual of all the materials and labours cost for the similar type of construction (2 story on top of garage) in our neighborhood in the last year or two.
My name is Shu and I am an appraiser in Toronto. I recently have an appraisal assignment with a developer on a triplex residential project and it needs an estimate of the cost to construct it today from a contractor.
In your experience, is it possible to provide me with a general estimate of how much it would cost to build a residential building similar to this function at this scale in Toronto? Including labor, material, management costs.
The building size is 15m x 8m
Typical construction method: e.g. Wood framing
Total floor area: 310m^2
Floors: 3 apartments
Laundry room: 3
Thank you in advance and I really appreciate it if you could spend the time to give me an estimate!
Exterior sq ft is 650 across basement, first floor, second floor, and unfinished attic. House is 120 years old, brick front and side, with modern extension at back. Semi- detached. House value is currently 700k.
I had a question, if the house, god forbid, completly burnt down, what would the cost be to rebuild the house from scratch?
Thanks in advance.
I'm looking to build an eco friendly home. The home is a very simple structure, all wood construct, with a very small foundation. The design is based on the following. Home footprint 20'x40'x9-18'
The Aero House.
The wood frames which consist of engineered wood are combined tightly and they are arranged at intervals of 45cm to 1m. The wood frames which is covered by the plywood make "semi-monocoque structure" similar to aircraft or ship. By changing the type of sill, the building can adopt to the various ground situation. The width of the space will be about 6m without columns. The structure is stable yet simple, and thus you can construct the building in short period with reasonable cost. Because it is a solid structure, you can also carry it by a truck. A 2-storied house or a 3-storied house can be built using a unique box structure as well.
