Our family is planning to build a new house on our current lot. The major intersection is Bayview and Cummer. The lot has around 55 foot frontage.
We are hoping for 4500 to 5000 sq house. We would like to have 2 story on top of the garage. The main floor will be on top of the garage and another floor on top of the main floor. This type of construction is happening a lot in our neighborhood.
Can you submit price per square foot cost for the construction of the similar type of house you have built recently?
I would like to ask if anyone can send costing file (in excel) that contains the estimated and actual of all the materials and labours cost for the similar type of construction (2 story on top of garage) in our neighborhood in the last year or two.
My name is Shu and I am an appraiser in Toronto. I recently have an appraisal assignment with a developer on a triplex residential project and it needs an estimate of the cost to construct it today from a contractor.
In your experience, is it possible to provide me with a general estimate of how much it would cost to build a residential building similar to this function at this scale in Toronto? Including labor, material, management costs.
Information:
The building size is 15m x 8m
Typical construction method: e.g. Wood framing
Total floor area: 310m^2
Floors: 3 apartments
Bedroom: 5
Bathroom: 3
Laundry room: 3
Kitchen: 3
Thank you in advance and I really appreciate it if you could spend the time to give me an estimate!
Sincerely,
Shu
Exterior sq ft is 650 across basement, first floor, second floor, and unfinished attic. House is 120 years old, brick front and side, with modern extension at back. Semi- detached. House value is currently 700k.
I had a question, if the house, god forbid, completly burnt down, what would the cost be to rebuild the house from scratch?
Thanks in advance.

We own a semi-detached, 100-year old home near St Clair and Old Weston Road.
We have architectural plans to tear down and rebuild the house, increasing the square footage from just under 800 sq ft to just over 1200 sq ft.
We recently received our approval from Toronto CofA and are currently in the 3 week appeal period. Barring any appeals, we should have our building permit by the end of the year, hoping to begin work on the house in March 2022.
I'm looking to build an eco friendly home. The home is a very simple structure, all wood construct, with a very small foundation. The design is based on the following. Home footprint 20'x40'x9-18'
The Aero House.
The wood frames which consist of engineered wood are combined tightly and they are arranged at intervals of 45cm to 1m. The wood frames which is covered by the plywood make "semi-monocoque structure" similar to aircraft or ship. By changing the type of sill, the building can adopt to the various ground situation. The width of the space will be about 6m without columns. The structure is stable yet simple, and thus you can construct the building in short period with reasonable cost. Because it is a solid structure, you can also carry it by a truck. A 2-storied house or a 3-storied house can be built using a unique box structure as well.
