We would like the following things to be done at our home:
- install of small kitchen in a basement (counters/cabinets, sinks, stove, fridge)
- install of a wall between basement and main floor stairs
- install of a washer/dryer
- refinishing of stairs
- junk removal
We purchased a fixer-upper house and would like to gut the kitchen and re-apply drywall, celing and floor. We purchased modular movable IKEA cabinetry so we don't need any cabinetry to be built or installed. We are interested in starting with a clean "box" (new drywall, level walls, clean floor, finished corners, etc.) into which we can put the new furniture. We will need to move wiring for the new fridge and stove location. There is one corner (approx 4sq. ft) that will need to be cleaned up and re-framed in to a closet space. Also, it may be necessary to move plumbing in to the walls (right now it runs through the cabinets, however, the new cabinets will sit against the wall and will not cover the plumbing as it is now). The focus of the project is to give the space a neat and finished appearance.
My partner and I are looking for someone who is highly communicative and responsible. Our expectations are for deadlines to be met and if they are not met we expect open communication about any expected delays. We expect open communications about any problems experienced during the job. And we expect quality work from a trained professional. We are looking for someone with a minimum of five years experience specializing in the areas described. We are looking for someone who can see a project through to completion. Our budget is not flexible due to financial restraints however, we are reasonable people and will gladly discuss and plan based on what can and cannot be done within budget. Contractor will be expected to use permits.
There are many issues in the house that need to be addressed and we'd be interested in working with the right person on an ongoing basis to address ALL problem areas in the house including: new stair railings (iron, steel or wood), drywall and trim upstairs, new windows, doors, washroom rennovation, drywall and celing in living room, basement gutting and rennovation, addition to the back of the house, lowering basement floor. As finances allow we will begin addressing these additional areas.
Basically as the title says we are looking to renovate the bathroom and kitchen. Ideally we would like a new tub that we can use as a stand up shower as well with new toilet and sink.

This is a 100 year old semi-detached house , situated in The Annex in downtown Toronto.
We are looking to construct a large pass-through between the existing kitchen and the existing dining room. The dining room has already been renovated but the kitchen has not.
On the side of the dining room, there will be minimal disruption, except for an electrical outlet that will be beneath the pass-through height and so should not pose a problem.
On the side of the existing kitchen is a wall with upper and lower cabinets, a double sink and a dishwasher.
The upper and lower cabinets will have to be removed and MAY NOT necessarily have to be replaced at this time.
Right now, we just want to create a functional and permanent pass-through between the kitchen and the dining room, while keeping the sink and dishwasher station where it is. The cabinets do not have to be replaced because we are not looking to do a FULL kitchen reno at this time , we are just looking to start it gradually. Eventually, the plan is to renovate the entire kitchen; this will just be Part 1 of many.
Depending on the feasibility, we are looking for a fairly substantial pass-through so as to create more of an open concept within the house. Approximately, I would estimate the 'pass through' to hopefully be about 3.5 x 10 feet across. As well, we suspect that the wall in question is also a load bearing wall. These rooms are on the main floor of our house, with a finished basement below as well as 2 more floors above it. The entire house has a square footage of approx 2000 sq. feet.
One of our concerns would be that the wall in question also houses plumbing and electrical that leads to the upper levels. As a result, that would have to re-routed. Also, if it is indeed a load bearing wall, than additional support would have to be incorporated.
Because we are only intending to start the kitchen reno with this project, it is essential that the result is functional, practical and aesthetically part of the kitchen that it will eventually become. By the end of the project, both sides of the pass through should look fully complete even though we will continue renovation the rest of the kitchen at a later date.
It would be great if i could get a rough idea as to how much this might cost and the feasibility of it all.

Hello, we have purchased an older home in Bloor west. We would like to remove a15 ft wall between the kitchen and dining room, and change the tile in the kitchen (approx. 15 X 8). We would like to drop in an island with electrical and lighting overhead. May need work on a plaster ceiling.
Also, upstairs, there are two bathrooms. One has a toilet and a sink, the second has a tub and a toilet. We would like to either make one large or two small bathrooms. If the latter, we would like it joined to the master as an ensuite. Include the word accomplish in the subject line of your reply so I know you pay attention to details. We have not determined the budget to date.
Our move in date is mid July and we would like the work done between July 13 - July 30. Please confirm if you are available during this time in your reply. You must be fully insured with previous experience in older Toronto homes. We are doing a house visit the week of May 20, in the evening, and you would walk the house with 1-2 other contractors. Again, confirm you are available for a walkthrough next week.

I have purchased cabinet doors to reface my kitchen (25 of them including 4 drawer fronts).
I need a qualified handyperson to core/bore holes into the new doors, add the new hardware knobs and install them to the existing cabinet boxes. I'd like to use the existing hinges (inside/european style).
reside in a condo - kitchen needs help - want to change the exisiting arborite counter and install granite , get a new sinck and faucet would like to get a sink with one full basin and one half basin to save counterspace - i am very limited that way! also i want to take the granite up as a back splash until it reaches the cupboards (additional 14 inches).

I want to keep the existing cabinets but I have removed the tall pantry in order to move the fridge over. The old pantry door is to be fitted to the cabinets over fridge (length wise)...( on positional hinges)

I'm intending to go about some medium level renos to my kitchen and bathroom. A very good company helped me come up with what we can do within my budget. Looking for the following to fit within my budget range -->

3) re-grouting all the washroom tiles
4) install a new vanity with sink and faucet

Looking to have some work done on a condo in the downtown waterfront area. Specifically would like the kitchen completely redone and the bathroom updated. The square footage of the entire unit is ~850 and so the size of both the kitchen and bathroom is not that much. Ideally would like to have someone who could also provide us with general ideas as to the overall design and what we should and shouldn't do.
