Our front yard, driveway, and stairs are in need of renovations:
1) we wish to widen the driveway and create a new walkway from the street to the front porch with patio stones.
2) our front stairs are in need of replacing
3) we may also wish to lay new sod on the front lawn with this project.
In addition to this we need a new back deck and patio stones laid to create a two-tier entertainment optic.
I have a new build custom house that I need some assistance with in the upper beaches. I am looking for flag stone in the front about 150 sq. ft., 250 sq. ft of block interlocking in the back, regrading of the back, two small knee stone walls 14 ft x 2 foot high in the back, and re-sodding of about 1100 sq. ft. of grass of front and back. Also looking to resurface the driveway with asphalt and building a fence.
Ground preparation for 15ft aboveground pool (owner of private residence).
Specifically we need:
- ground levelled to lowest point, not by filling in low parts
- edging installed to prevent erosion
- layer of limestone
- layer of mason / pool sand
- tamping
Last summer we excavated a 17ft area, approx. 10 inches in depth - see attached photos. There is still some minor excavation required, primarily to remove soil that eroded during winter run off. Excess soil can remain on the property - no need for removal.

The following duties are required:
Foundation digging, area of 10x20 / 20x20 ft (primary job)
Rough and Finish Grading
Waterproofing
Interlock driveways, walks and patios
Must have prior experience and knowledge, WSIB coverage, responsible for obtaining locates
We can supply machines and garbage bins if needed.
Work that needs to be done:
Bare Minimum Scenario
1. Install a screen door
2. Front porch needs to be lifted in the front left coroner and a support beam needs to be put in (cement foundation also needs to be laid for the support beam.) The current beam does not have foundation and is sinking in to the ground.
3. Support for the overhang on the front porch has slid over a bit and needs to be put back in to place and secured.
4. Build a 10 ft by 15 ft foot wooden porch about 3 or 4 ft high.
Maximum Scenario
1. Install 2 screen doors and 4 steel doors

4. There is currently an outside entrance to the basement about 4 or 5 ft below grade and about 4 ft by 10 ft (running the width of the house.) I would like to have the entrance to the basement to be excavated to a size of 10 ft deep by 15 ft wide and have a 10 by 15 ft porch over top of it.
We would like to replace our existing backyard patio with a larger patio. I would estimate that the new patio would be around 475 square feet.
I have attached photos showing what our existing patio looks like. I have also attached a drawing that was prepared for us a few years ago by a landscape designer showing what the new patio would look like (back when the drawing was created, we were contemplating just extending the existing patio without replacing it but we are now leaning towards instead replacing it – but either way we are contemplating a layout similar to what is in the drawing).
As part of this project, we believe that the grading would need to be fixed as there are parts of our existing patio that do not seem to slope away from our house. We would also want to ideally take measures to prevent weeds from growing such as using landscaping fabric.
In order to extend out the patio, it will be necessary to remove the plants and stones that currently divide the patio from the rest of the backyard. There is one plant (a small tree or something similar to a tree) that my wife really likes so we are hoping there might be a way to move the plant rather than just remove it. If not, we would consider leaving the plant in its existing location and building the patio around it.
We have an underground irrigation system on our property. There are some sprinkler heads located where we want to extend the patio that will need to either be moved or closed off.
We would like to replace the existing interlocking with larger bricks or slabs (perhaps large grey slabs).
It is our intention to put a hot tub on the patio so we want to make sure that it is designed to accommodate this. We would be interested in the possibility of having a privacy screen and/or pergola around the hot tub.
We would be open to any suggestions you may have regarding the design of the new patio.
Some other work we want to consider include (these are not priorities but we want to at least consider doing them):
a) There are two pipes that run from our house to the middle of our backyard. One pipe runs from a sump pump and one pipe runs from a downspout that connects to our eavestroughs. We would be interested in possibly burying these pipes underground (under the new patio and beyond) and perhaps combining them into a single pipe.
b) We would be interested in running a power line under the patio and into the rest of the backyard to power outdoor lights, electric heaters and/or our shed.
In a perfect world, it would be nice to get this work done this year. But we appreciate that it might have to wait until next year.
The estimated budget I have selected includes the cost of materials.
The backyard is fenced in. Access is through a gate that is roughly 3 feet wide. You could potentially get larger machinery into the backyard by lifting it over the fence, but you obviously can only do this with machinery that is light enough to lift.
Basement walk out entrance needs to be made outside the unit which will be 4 ft x 6 ft wide. L shaped pathway will connect to the existing asphalt driveway. No need to connect drain pipes to weeping tiles. A plumbing pipe (without pump) required to be installed which will be sloped down to the street.

I have a backyard that's about 18 feet wide x 30 feet deep connected to a one lane laneway at the rear. It has been mostly cleared as you can see in the image attached.I have new fencing going up in the next 4 weeks but would like to find a contractor that can do the following:
1. Build driveway/parking pad. Includes grading. About 17 x 22 - 24 ft. Prefer concrete but open to asphalt or gravel with proper depth base able to handle heavy vehicle.
2. Concrete or stone base above grade for shed approx 6x12ft.
3. Storage shed for the above base. Willing to buy pre built and have you install or have you build from scratch. Whichever is most economical and can be customized for the space.
4. A stone walking surface for the rest of the yard which would be approx 250 to 300 sq feet.
As mentioned, I do have fencing that is to be installed in the next 4 weeks so am unsure if this work can be done before or best to do after fence but am willing to start project earlier than the fence if possible. I am located in West Toronto.
We have an 85 year old home that has a small concrete porch (58" deep by 96"wide currently) with no overhang, a concrete walkway and concrete (mutual) driveway with parking pad. We would like to have a wooden porch with a shingled roof constructed in place of the old one. (We are open to the option of covering the concrete one up, however we want the new porch to be a little longer on one side and shorter on the other and we'd like to move the stairs to the right a little bit so this may not be an option.)
In addition, we would like to create a new walkway that is flush with the driveway height (currently it is raised and level with the grass). This might require some kind of retaining wall to border the lawn. We are open to suggestions of how to do this but at this point are most interested in some kind of interlocking stone.
We are looking to work with a contractor who has done porches like this in the past, can offer advice and options, will draw up a plan prior to starting, and - ideally - who can also handle (or if not, coordinate) the associated walkway/landscaping work.
We are looking for quotes at this point with the hope of completing this project by summer, although our timing is flexible.

Im planning to use anything from asfhalt, cement or interlock or a combination, it will depend on the price but also on the final look.
