There are a couple of places where the plaster is sagging and needs touching up. We will have just gained possession so the rooms will be empty. The hardwood on the ground floor is staying, but the carpet on the second floor is going (after the painting).

The job is one 100 sq. ft wall and a smaller area over the archway into the condo. I can provide pictures if necessary. Ideally I am looking for a white metallic paint/glaze that will give the effect of a shine.I have purchased a small container of pearl white (sheer) metallic paint from the Modern Masters collection to give it a try and in doing so definitely made a mess of the area I tried out. I can purchase the paint and have it here for you or you could include it in the price if you have something better in mind.

We are looking for an individual to paint the main floor unit in our rental property. We had completed all the electrical in the property and have patches through out the main floor unit. We have a new tenant moving in November 1st and would like to have this completed as soon as possible. We also have a patch under the window frame that will need to be re-drywalled and plastered. Existing porch floor was pulled up and new floor (likely tongue and groove) needs to be laid. Then everything needs to be painted (porch floor, ceiling, railings, pilars, stairs. Most recent floor has been pulled up (as seen in pics) and newer floor just needs to be laid on top of the old one. Everything else is prepped for painting (sanded). Ceiling is new wood, stairs are new wood, just need painting.
I have a three story home in the Beach in Toronto, I need to have someone come in to removed the old cracked caulking around my exterior windows and apply new caulking. I also have 2 small wooden exterior window trims which will require painting as well. There are 6 windows which require this maintainance.

I need my open concept living room/dining room painted. Typicaly Bloor West Village Semi-Detached floor plan. Room is about 14' wide by 25' long. All Crown, Banister, and Mantle need to be Re-Painted white. Base boards are new wood and need to be painted white. Walls re-painted a neutral colour. Ceiling needs to be painted white.
Wall 1 - 14' wide with a 8' opening so most of the wall is gone. The opening is trimmed and needs painting
Wall 2 - 25' Long - one window and one door with trim
Wall 3 - 14' Wide - one window and one door with trim
Wall 4 - 25' Long - Half is exposed brick so no paint, half needs painting.
Mantle is a typical Mantle - about 4.5' high - All new MDF needs to be painted white.
There is minor repair work needed prior to painting.
Also need window and doorway trim in kitchen painted.

The bathroom needs a bit of plaster above the shower and in two small spots around the bathtub and paint. The two bedrooms are just to be painted. One bed room is 12 x 9 feet and the other is 13 x 10 feet.

Few hairline cracks diagonally (3 x 3 feet long), 3 other small areas need smoothing/patching
Requirements:

2. prime walls
3. Paint x 2 coats the walls - same light beige colour (have colour #)
4. Ceiling painted twice of off white colour (from current white) have ceiling paint
Not sure if ceiling needs primer ahead of colour coats? not sure ceiling was painted 6 yrs ago when I bought the house.
