Building Maintenance
Small self-managed condo building in "the Beach" requires reliable, experienced handyman to manage preventative maintenance and ongoing maintenance for a 12-unit building. Looking for long term business relationship with the right person or company. Responsiveness, timely communication, and general maintenance knowledge and skills are all a priority. This position involves seasonal preventative maintenance, occasional "project work" (based on building requirements) and on call maintenance requirements as needed. Ideal for a retired contractor. Work will include such activities as roof inspections, downspout repairs/replacement, drain inspections and replacement (roof and terraces), stucco repairs, painting, flashing, pointing of stone, asphalt beading, repairs, light bulb replacements, door adjustments, caulking inspection and repairs and possible snow removal etc. Resume, interview and references are required.
Semi-detached house built in 1912. Owners since last fall. Building inspection was good. However, soffit and trim plus windows need attention. Brickwork at side of house also needs caulking in areas. Chimney needs re-capping. Certain wooden railings need to be secured. A drainpipe should be relocated. Having completed necessary repairs and maintenance, the plan is to have the house repainted and woodwork at rear of house treated and stained.
The following services are required of the Contractor and his staff to keep the property in a good clean condition:
*Maintenance of the exterior building (other than structural repairs and alterations);
*Minor repairs, which includes changing of all exterior and garage light blubs;
*Garbage removal: on a weekly basis, bring garbage & recycling bins from the underground (Wednesday night) and put them back (Thursday);
*General cleaning (see below for further specification);
*Care of outside walks (see below for further specification);
*Salting not covered by contracts (snowfall below 1.5 - 2 inches);
Further Specification of Duties:
* Walk property, i.e., front and back yard areas, laneway and underground - clean & remove any litter; advise property manager of any issues/potential repairs
* Respond to and address residents calls
General cleaning: includes
Washing & cleaning the stairwell at Units 14, 15, 16 - as needed
Wiping the railings of cobwebs
Wiping cobwebs from underground garage ceiling - as needed
Sweeping the underground parking garage at least 3 times per year: in Spring (to remove buds & casings); in Summer (to remove white fluff); in Fall (to remove leaves)
Sweeping the laneway at least 3 times per year: in Spring (to remove buds and casings); in Summer to remove white fluff; in Fall (to remove leaves)
Washing the outside of the garbage bins with warm soapy water 3 times per year to remove grime: April, July & October
Rinse the inside of the garbage bins with water as necessary, but at least 3 times per year: April, July & October

I have a number of jobs that I needed work on at two different locations that I would like to get a number of quotes on.
1) Property 1
-weekly upkeep of exterior until August 25/21 - this is the more immediate preferably could get a quote in the next few days
2) Property 2
- install gas bbq -immediate
- electrical rewiring in kitchen and tv swing pullout
- install pullout drawers in a kitchen cupboard - need to buy from Ikea
- install shower head and separate hose in downstairs bathroom - to be bought
- front door glazing - to be bought
- bedroom tv pullout
- reinstall pipe for washing machine
- in garden putting up either lattice or trelis - to be confirmed
As I have just moved in there will be additional work that I will need to be done.
