We have a 100 year old, two-storey home in the Pape and Danforth area of Toronto. It is rectangular in plan, measuring approximately 14' x 41' and has a flat roof of 574 sq. ft.. Note that the original house was approximately 14' x 26' and a 14' x 15' addition was put on about 13 years ago. However, the roof was not rebuilt at that time and as such there is an approximately 8" "step" between the two roof levels with the slopes draining towards the centre with NOWHERE for the water to to go!
The roof currently leaks at this juncture and we need to redo it. We have two choices 1) rebuild the flat roof so it is on one plane, with the correct slope or 2) build a peaked roof. We are leaning toward a sloped roof as this would give us some, albeit not a huge amount, of much needed attic space.
We are particularly intrigued by EPDM membranes for the flat roof OR utilizing Structural Insulation Panels (SIPS) for a peaked roof. Anyone experienced with these systems would be of particular interest. However, contractors using more conventional building systems will also be considered.
Of course we recognize that firm quotes cannot be given online, however, ballpark estimates, similar project information, photos, websites, etc. would be far more appreciated than just "call me at XXXXXX to discuss".
If the quality, price, and person is right, we are ready to go quickly with this but are more than willing to wait for the right builder.

Doing some renovations on my house on the interior side and I discovered a little leak in last couple of days that dripped through the roof onto the ceiling drywall. This is a residential house, two-storey building South Etobicoke.

I require a quote.
2000 square feet, 3bedroom 2 baths, modern 1 kitchen and laundry room in basement with rough in for bath and kitchen in basement. THis would include electrical wiring throughout the house top to bottom, heating and forced air, new furnace and plumbing throughout the house for designated outfitting one central bath upstairs and one powder room downstairs on main floor.
2nd floor consists of a landing with 2 windows, and a bedroom with one window and skylight. There is leaking from roof above a window in landing, and in the bedroom at low point of the roof. Landing roof is slanted on one side, bedroom is slanted on either side (peak in middle is roughly 6 feet). House is ~100 years old.
We would like to raise the roof to standard height (so rooms no longer have slanting) and have the roof redone. Locations of the windows in the landing will change to opposite walls. Depending on total cost the framing for the walls may only be done, insulation and drywall for roof to be done though.
Also the possibility of an extension to the 2nd floor over the kitchen (connecting the landing) - depending on cost.
This is an urgent request due to the roof issues, so ideally work should be started within 1 week or so.

A small repair job between two semi-detached houses. The back and the flashing on my side needs replacing/repair.

The work is about 30 feet above the ground. There are NO power lines to worry about, the photo was taken from across the street with a telephoto lens.

I currently have a 2100sqft flat roof that is 22 years old and is of the tar and gravel type. I would like someone come in and remove all the gravel and tar and get it down to the plywood and then install two layers corss sheeted of the melted down flat roofing material. There are currently six skylights and maybe four drains that need to be worked around. Witht the warm weather here and the lack of snow I`m ready to hire and begin theis project ASAP. I`m lookoing for preliminary quotes and I will narrow down to three contractors to come and do site visits. The contractor must be respoinsible for all material and removal of debris including existing gravel and tar.

We had an addition built in 2006. The decorative trim was falling off the side and on closer inspection we have found that there has been extensive water damage caused by a leak in the back corner of the flat membrane roof near or involving the downspout. We now have carpenter ants and worry about the structural integrity of what may be affected by the leak, in particular the load-bearing beams in that back right corner. We have tacked up vapor barrier as a temporary water-stop but need someone to come out and assess the damage as soon as possible with the intention of fixing the structure and repairing the roof while saving as much as possible of the existing decorative moldings and windows.

I need a flat roof installed over a new addition. The roof is 325 sq/ft over a basement addition. The roof is at ground level. There will be a deck over the roof. The roof has been framed and sheathed in 3/4" T&G. I've attached a picture of the job. The roofer I had lined up to do the job canceled on me last minute so I need this done ASAP ie. this week.
We are planning to build an addition on top of our semidetached two-story house. The project has been designed by an architect and approved by the city. We are looking for contracting the demolition of the existing roof and build up the addition's frame including the stairs connecting it second floor and roof. The inside work will be done separately.
