Hi,
I have two balcony in a corner unit condo on 22nd floor and would like to convert one balcony to solarium. The balcony dimensions are 5 feet by 10 feet and need full glass top to bottom. No additional heating or electric line requirement because the balcony door can then stay open. Would like to go with someone who had tried this in the past in a condo setting.
In my freehold split level townhouse, I'm looking to turn 12' x 12' attic space that has roughly 8 feet of clearance at it's highest point, into a solarium type space.
My place faces east/west and the joists run north south, and poking around the raw space, I see a single sistered joist that is tied into the poured concrete walls; which leads me to believe that the builder may have wanted to build another room but didn't feel it profit effective to do so. Looking to add a screened in porch on top of a deck that is supported by concrete pillars and mounted to the house.
Deck is 12' x 8' roughly.
Enclosure would need:
Screen/walls on 3 sides
Door
Roof that can withstand snow
Ideally it would be set up so that the existing railing can be removed. Deck is five feet from ground so some sort of railing or something is needed.
Require 12ft x 11 ft addition to existing dining room- to remove existing windows and french doors to create open-plan access. Currently leads out to raised deck -to remove and replace with new deck off new sunroom, with large window/door leading to new deck. Ideally, would like a cathedral ceiling with matching glass.
Opening back wall of main floor, existing extension would be adding 35 sq ft. Access to basement is through extension, stairs to main floor as well. Prefer mostly glass, will need sun blocking. Possible application for solar windows. Change door to back of home. Waterproofing needed on existing portion of basement. House approx 90 years old, brick construction.

Project 1. Sunroom renovation: We require someone to frame a small sunroom (ceiling and walls) in preparation for spray foam insulation (we have our spray foam company). After spray foam is put in, we need the room finished with a thin layer of drywall (if required by code) and finished with beadboard. You may need to coordinate with our window installer to complete your work.
Project 2: Bedroom: We wish to have the plaster walls removed from a bedroom, the knee wall taken out and the room extended to the roofline, the room insulated with spray foam insulation and then finished with drywall.
