Quote for a home renovation just north of Bolton (Tottenham, Highway 9 &50). The house was built in 1973 and the kitchen was an addition added in 1989. The kitchen is above a garage and the joists can be accessed from the garage. We require structural work - steel beams added in kitchen and bedroom. We have drawings for the new design for kitchen, powder room and master bedroom / bathroom. We also have a permit for the structural work.

Scope of work to include:
Kitchen (approximately 600 sq ft):
- demo and removal old kitchen, drywall and floors including subfloor
- add steel beam (as per engineer drawings)
- install new subfloor and tile floors
- move sink and dishwasher from from corner into kitchen island & near entrance
- install extractor hood venting to outdoors
- install new kitchen cabinets and island
- install LED potlights and pendant lighting
- install new sliding patio doors
- install new drywall (walls and ceiling)
- replace skylight
Master Bedroom & Ensuite (approx. 450 sq ft)
- demolish and remove drywall, tiles, flooring and subfloor
- framing for new bathroom layout and closets
- framing for new windows and matching exterior
- replace bathroom vent
- remove load bearing wall and install proper support (as per engineer's drawings)
- install new tile floors
- install new drywall
- install new bathroom including doors, fixtures and steam shower system (provided by us)
Hallways (~ 850 sq ft):
- old drywall is finished with thick stucco-like plaster
- remove old drywall and install new drywall throughout hallways
- some walls are high (approx. 15 feet) and require scaffold
Powder room (~ 40 sq total):
- demolish and remove old fixtures and drywall
- reframe doors and entrances of bathrooms
- install new tile flooring
- install new toilet and sink
- install bathroom vent
We would like to begin work as soon as we come to an agreement with a contractor but have some flexibility with respect to a start time. We expect the work to be completed within 3 months of start date and we are able to move out during the renovations.

Home we purchased has a small barn housing 4 horses at the moment. In desperate need of renovation and wish to add on to barn to have six stalls and a tack/feed room combined, and better insulated from the elements. Want the outside walls redone and entire stalls/posts reenforced. Barn presently has 4 x 8 panel boards on outside of barn which are popping off and just not adequate. Barn floor is presently concrete slab, which extends out to one side of barn where the extra two stalls can be built, with tack/feed room perhaps being placed at other end of barn....but this area is presently dirt so perhaps asphalt can be layed there, or concrete. There is electricity in barn for overhead lights, but the light switch will probably have to be moved and perhaps add on one more hanging flourescent light system. No water in barn, which is okay. Would like kick-proof stalls with dutch doors with bars on top and full door on bottom. Doors don't have to be sliders for each stall. Stalls should have high centre partitions separating horses. Three stalls on each side with walkway in middle. Presently set up with two stalls on each side with walkway in middle, so add on one more stall each side and a tack/feed room perhaps at one end of barn
