I have been looking for a house to buy for months. None of the new homes are big enough or built as well as I'd like, and all of the big, solid homes made of brick from decades ago that ARE for sale have not been taken care of or upgraded (what a waste).
I've decided to buy a structurally sound, large, beautiful home with a written-off inside.
I was hoping you could give me an idea of how much it would be to redo the place. Here is what I will have and what I need:
I HAVE:
- Solid brick exterior
Main floor:
- One 13'3 x 11 living room
- One 14'3 x 14'2 living room
- One 12'8 x 11 kitchen
- One 12 x 7'11 kitchen
- One 13'3 x 9'10 bedroom
- One 7'8 x 6'2 laundry room
- One 3-piece bathroom (probably 6 x 7 or so)
Second floor:
- One 14'1 x 10'11 bedroom
- One 13'2 x 10'7 bedroom
- One 12'11 x 10'8 bedroom
- One 4-piece bedroom (probably 7 x 8 or so)
This place has been trashed and neglected, and I NEED:
- updated electrical wiring for the whole house (200 amp)
- updated plumbing for the whole house (copper, PVC, etc.)
- Insulation
- New walls (pretty much all of them).
I assume this entails "gutting" the inside, and rebuilding it.
So, that's what I have an what I need. How much would it be to wire, plumb, insulate, and rebuild the walls in this house? Do you have a rough estimate? If you have one for what I asked for and one for what I asked for PLUS ceilings / floors that would be fantastic as well!! Thanks so much for your time.

1000 sq foot. House needs kitchen repair, new counter top, sink and cabinet doors replaced.
Bathroom needs a repair, moulded tub, new medicine cabinet, floors, new lino and carpet some, hard word in hall.
3 bedroom house down stairs need to add a minum 2pce but want a jetted tub with it.
I would like a written quote for renovations I need done in my home. I will not pay for a quote.
Please note it is critically important that all areas being worked on be securely sealed as to prevent dust/debris from going in to any other areas of the house.
Job 1 : Kitchen Walls: need to be sanded down, primed and painted. To do this, you must seal all the cabinets, fridge, stove and entrance to the kitchen. Kitchen must be sealed off from the rest of the house. Must use a vacuum system that has a Hepa filter. No dust should be remaining at all anywhere prior to painting.
Job 2 : KItchen .. Need backsplash installed from side of fridge to end of wall. Tiles to be purchased by client
Job 3: Tiles to be installed on step up in kitchen area between kitchen and dining area.
Job 4: Utility Room: Upper 4' X 8' drywall needs to be replaced along the length of the wall (approximately 16') and adjacent corner. The existing drywall has many visible sanding imperfections that are not acceptable. This will require moving the counter, cupboards, tall corner cupboard and washer/dryer so you have access to entire wall. Will require mudding, sanding and painting. Again, this area needs to be completely sealed from the rest of the house during all phases of the renovation of this area. Primer/paint provided by client.
Job 5: Utility room: Ceiling needs to be painted where light was replaced by fan, leaving unpainted area
Job 6: Laundry room cabinet kick plates need to be installed, cut and fit to size. Client to provide.
Job 7:. Repair hatch according to home owner's instructions. Surrounding floor will need to be removed in order to accommodate creation of new hatch door so that it blends in with the surrounding flooring. Material to be supplied by customer.
Job 8: . Living room: Remove bulkheads from the walls of the living room and make wall flush with existing wall by installing drywall, mud, tape, sand and finish. There are areas beside current bulkhead where painting is inconsistent in application and there are holes. Requires correction by mudding sanding and painting. Primer/Paint to be supplied by client
Job 9: . Living room: Ceiling needs to be sanded down, re-primed and painted. Very uneven at the area where the piece of pressure treated wood was removed.
Job 10:. Main Foyer: Repair wall imperfections from improper sanding drywall prime and paint. Again primer/paint supplied by customer.
Job 11: Install new door for bedroom door and new trim
Bifold door replaced and new trim.
Hardware to be discussed with client
Job 12: Grout between tiles in utility room is crumbling and cracking. No proper subfloor was laid. All the tiles need to be removed. subfloor installed and then tiled/grouted again. This will require moving cupboards, tall corner cabinet, counter, washing machine and dryer from this room. The room will need to be completely sealed off from the rest of the house during this renovation. NB the tiles are less than one year old. Tiles to be purchased by client. When tiles are replaced, please cut them so that the vent can be fully utilized. Presently, it’s 50% covered by tile.
Job 13: Grout between tiles in bathroom are crumbling and cracking. Vanity and toilet must be removed, tiles removed, new subfloor installed and then tiled and grouted. Again. These tiles are also less than a year old. Again this room needs to be sealed off from the rest of the house. . Tiles to be purchased by client

I'm interested in getting approximate quotes to remake a single garage into a carriage home. The garage is currently located next to a bungalow house by approximately 15 to 20 feet and would likely have to be rebuild in order to be attached to the home. This project would require rebuilding the garage currently on a cement pad; adjoining the roof from the new garage to the house and renovations to part of the existing house. The project may also require moving the existing furnace, hot water tank and possibly upgrading the spectic system. I was looking on the internet under "carriage homes"and saw a number of plans from a US site offering their service to Canadians owners. The house is in Trenton Ontario and owned by my son. I'm willing to finance such a project as a "granny suite"for myself and willing to invest up to $50,000.00 which would include the designing, estimate and material required. If this is doable, please let me know.
To reduce overall lift top by 7.5 inch by cutting 4 metal brackets in half, sliding them down to the 7.5 inch mark, clamping together drilling 2 holes in metal legs. Supply and install 2 5/16 nuts and bolts with lock washers to each leg. Levelling the table top and final tightening to bolts to secure the table top.
Cut through Basement wall (poured concrete) and put in an exterior door. Plumb for a sink (outside wall to bathroom) Frame and install door at bottom of stairs Frame and Finish 4 foot wide wall. Install additional plugs. Install kitchen cabinets and countertop.(prefab). Construct brick walkway to continue from front brick walkway around side of house to exterior door. Lay brick for small patio with drainage at exterior door.
