Take possession of a condo in downtown Uxbridge on May 1 and move in on May 30. We have a 1000 s.f. area in the basement which we wish to finish before moving in. Details are as follows:
1) big square area with 3 rooms against one wall and the rest is open space
2) one bathroom with sink, toilet and walk in shower (have 15" expensive italian tiles we can use for floor)......guessing bathroom is about 8 to 10% of floor area......its not roughed in to trench needed in basement cement
3) one laundry room....it is roughed in.....(have same tiles available for it)......would be about same size as bathroom
4) one simple utility/storage area......would see it as about 1.5 times the size of bath and laundry
5) all three of above rooms would have door access, need lighting and electricity
6) big room (the rest) would have double doors coming in from the stairway.......its the only part of the basement with a window......there is one post needing to be boxed
7) need lots of pot lights.......estimate 10 to 15 given lack of windows....plus need electrical.......about 6 to 8 perhaps
8) sub floor
9) carpet (berber planned) can be done or left as option for us to arrange
10) insulate all exterior walls (spray foam or whatever you recommend)
11) paint or leave to us to arrange
12) ceiling is drywall also; trim is colonial to match rest of place
I need to have approximately 125' of wall framed and drywall installed on one side only. There are 6 door frames to be rough framed in the walls. No taping, no mudding, no finishing. The floor is concrete, the walls are 7 1/2 ft high and have a steel beam above most of them.
Please give realistic estimate for good quality straight walls. Materials and labour.
