I am a property owner. My home is about 2800 sqft. I'd like to have my basement renovated which is currently unfinished. If possible, I'd also like to add a bathroom on my second floor. The possible constraint is that my home has two parts with vaulted ceilings, the entrance and the living room. I am thinking to only keep the high ceiling in the living room.

We're in an end-unit townhouse (about 2100 sqft), and are looking to finish our basement.
The total size of the basement is about 850 sqft.
We are NOT looking for a cheapo job. We want a quality space that will not only be a joy to be in, but will add value to the house and will be a selling feature when we move some years down the road. Budget is somewhat flexible - we want the job done right, not cheap. We're looking only for fully licensed and insured companies/contractors, qualified trades, etc. Again, this is to be a quality job with quality materials and labour.
Project includes:
*Framing, drywall, taping
*High-quality laminate flooring
*3-piece bathroom with a custom glass-door shower and good mold-resistant materials (we have an existing rough-in)
*Two storage spaces under the stairs
*Finished laundry room with tiles, cabinets, counter and laundry sink
*Drywall ceiling with pot lights
*Sound-insulating materials installed in the ceiling
*Modern wiring in the media room (surround sound, internet, HDMI, etc.)
*Cut-out/enlarge the two windows (make them egress)
*finishing the staircase
*walls are already insulated
*cold cellar will not be finished
*We need this project entirely finished before April 18th.
It will be mostly one big space, with a half-wall semi-separating the two different rooms (play room and media room), with each room being around 20'x12'.
I am currently looking for a professional basement designer who can design a basement to prevent change or divination from original plan. I also need this person to estimate the material that would be needed and the approximate hourly work that should be put in each area such as framing, wiring, plumbing, drywall, doors, ceiling, flooring, kitchen and bathroom.
It might be impossible to get one person to know all but at least if they could do a good design for the framework I can involve the other experts to give me an estimate of their own such as Electrician, Plumber and so on.
Location: Vaughan, Ontario
The size of the house is 1,835 sq ft so you could visualize the size of the basement.
What is the approximate cost to complete the basement if I want a decent finished product - no low quality materials and no high priced materials.
Laminated hardwood flooring
Rough in for the following (stove range, shower and toilet), perhaps 2 rooms?
