I have purchased three units in a building in Vaughan. I need design and build out including permits. I have a floor plan to work with and would also be looking for design improvements. I am looking for a professional elegant office with partitions between offices in drywall but the doors and front walls in glass. The office has to give off a very nice professional look. Please provide me rough estimates based on what on the attached drawing. I will be getting possession in May 2019. I need the permits and plans to be done before that so that as soon as we get occupancy the work can commence.
• We are in Building A on the second floor.
• There is only two floors in this building.
• The total sqr feet for all three units is approx. 2011sqr feet.
• Possession is expected to be in May 2019. It was originally June 2018 but got extended
• Air Condition and Heating will be installed by the vendor per unit on the roof
• There will be a thermostat wired and coiled in the ceiling
• Duct distribution will be done by us
• There will be a 60 amp 600 volt 3 phase 3 wire electrical service to an unfused disconnect switch for each unit
• A inch conduit with pull rope will be terminated on the rear wall of the purchased premises for the telephone
• There will be no dividing walls between the units
• The vendor will also supply domestic water supply and a sink drain for each of the units plus a two piece washroom roughin in Unit #8
• Ceilings could be finished with ceiling tile.
• I believe the height is 8 feet
• I would need everything done. From drawings to permits to complete finished product.

I am interested in purchasing a house (primarily for its lot) however it is quite small as is and does not fit my family of 4.
Before I move forward with looking into seriously making the purchase I wantex to know if I could get an idea of how much it would cost to add a second floor addition to the home. Unfortunately domensions are not available but the mainfloor is roughly 1000sqft.
If you could give me an idea as to whether a $200 000 budget is realistic for such a project that would be great.
