I am doing the entire condo including a full gut and remodel in the bathroom and kitchen.
The big hitters before I can think about design:
- removing a wall between the storage room and linen closet to make it one room. This will also involve plumbing for a stackable washer/dryer and closing/moving one of the door ways.
- removing a half wall at the front of the kitchen that will be replaced by an island
- moving the kitchen sink to the island…this will mean concrete floor work as I’m on the ground floor. Right now the sink faces the wall…boring. I want to face out into the living room when doing dishes.
- one side of my condo faces the polar vortex in winter and I want to look into replacing the insulation in that wall with something better. I’m sure tech has improved since this was done over 20 years ago.
- I need to have an electrician review the wiring and circuits as they are suspect.

We just bought a Condo in Waterloo and We are going to do some renovations. The renovations are going to include ensuite bathroom, closet renovation, replace the hardwood flooring, replace the front door, and a kitchen renovation. I would like to get a quote for some of this work. The timeline for this work will be Fall 2021/Winter 2022. I would like to decide on the contractor sooner than later. I am looking at doing a kitchen reno. I want to cut a big opening in a wall to open it up as it currently secludes the kitchen from the dining and living area. This would create an island of sorts. I invite consultation on how to handle the counter and the cupboards that will be removed. The current countertops would need to be re-faced or new ones purchased. Nice counter-tops will also be needed.
new kitchen cabinets, flooring - including front foyer flooring, related electrical, lighting, painting. Scope of work may potentially expand to include new fireplace mantel and removal/replace wallpaper in front hall up stairway and upstairs hallway. I'm ready to order kitchen cabinetry but need contractor to confirm that my existing kitchen bulkheads can be removed before I move forward.
I have a few projects to be done around the house such as a kitchen cabinet, a complete basement bathroom. Right now I am having new countertops installed but the company does not do the accompanying tasks that come with this reno. If you will do this first job, even if its not the largest job, I would consider a future relationship with you. I reached out to one kitchen reno company with the information below and was told they do not consider this to be of their caliber. NOT the attitude I am looking for.
Actvities needed to be completed are:
Removal of old countertop.
Moving stove
completing laying tiles under the stove area
affixing moulding around the base of the cabinets
removing old sink and disconnecting taps.
cutting the raised bar as the the new countertop will be all one level.
I have a couple of other jobs to be completed but will tackle those separately.

This project involves removing 1 non load bearing wall & reducing 1 load bearing wall both located in our kitchen. For the load bearing wall we want to remove it or remove as much as is possible (if this will keep the cost down vs removing completely). Or a column may be added if need be. We will supply the required flooring (hardwood & porcelain tiles). We are hoping work could begin the week of Oct 11th.
I'd like to remove a short wall (about 60" long) that's dividing the space between my kitchen and living room area. It looks as though it's a non load bearing wall, though if it's load bearing, then I'd like to either have a beam put in or a small post in place of the wall. (There is some electrical in the wall, and a return air vent, but no plumbing.)
Once removed, I'd have a kitchen island installed, with the return air vent. Depending on cost, I may also want to have the dishwasher moved over to the island (which would then require plumbing, of course), and remove the countertop over the current location of the dishwasher to make room for a refrigerator (there's an extra 24" inches of space right next to the dishwasher and the countertop above it). The refrigerator is currently along the wall that I want to remove, and the 24" space next to the dishwasher is too small for the current fridge (hence possibly moving the dishwasher to the island to make space.)
