The buildings were built in approximately 1987. Porches and balconies are constructed of 6” X 6” timber post sections bearing at the ground level over concrete caisson-style footings. Balcony floors are supported at the face of the exterior masonry and wood famed walls by a ledger board and hangers. The posts were specified as 8” X 8” timbers as per original drawings. In several areas the railing consists of horizontal boards over 2x2 vertical posts/pickets.
I am currently building a house in Welland. I am looking for hat the contractor 2 projects the contractor will not be doing.

About 1,000' of finished space ( 2 bedrooms, family room and bathroom) and semi finish space 400' (work shops, storage ).

I would like a concrete patio approximately 640 sq. feet. Forming would only need to be done on 2 and a half sides as the area is against the house/ garage. There is a concrete slab covering part of the area now which is in good condition. Would like to know if it's possible to go over the existing slab or will it need to be removed. If possible include quote for stamped/ colored as well. Thank you
We have just bought a duplex that has a back set of stairs that needs to be redone. These are used as an emergency exit or second exit as the main entrance is through the front door. We think it’s a complete demo and restructure project but are not sure. We are pretty sure the stairs were done about 40 years ago and they are definitely not to code.
Are you able to give us a quote? I realize you probably need a lot more info and probably need to actually see the stairs to get a better idea, however we don’t take possession until Nov 1.
Here are a few pics for your review.
I know its really late in the season but I had a company who said they could do it back in Sept but they haven't done anything but take 67% of the money so we finally fired them and now having hard time getting the money back. So we need to find someone who can and will do the job asap. The job is to construct a 12 by 30 deck over the existing porch with a wheelchair lift at the end as well as stairs right beside the lift. As for the money all I can do is try to give as much as I can and see if I can get any kind of help with the rest of the money. This lift is going to cost us 5600.00 which has to be paid in full upon installation. If there is anybody out there willing to work with us with the money thing that to would be greatly appreciated,
We have four projects that we would like to get done as soon as possible.
1. We'd like a wooden porch built over the existing concrete structure which is already in place at the front of the house.
2. We need a foundation for an 8x12' shed.
3. We need a platform/short deck built for a 10x10' gazebo.
4. And there is a short section (approx 15') of chain-link fence that we would like to have removed.
Please feel free to call if you have any questions.
Thank you.
