I would like to get some quotes for getting my basement finished. The square footage would be approximately 800 sq ft and I am looking to have split into 2 rooms essentially. One would be a small office and the remainder would be a rec room - perhaps a few potlights in the ceiling....could be a drop ceiling, but that is yet to be determined. There is a laundry room which I would also want finished and a bathroom with a shower as well. There is a rough-in for a washroom already. The house is currenly 7 years old. I'd like to know how long it would take to complete and when it could be done, also.

Hello We have a 600sf basement apartment that we are retrofitting. We are looking for contractors who can work on the following...
Starting date: ASAP Due date: September 20th 2010 (Possible extensions 2-3 days Max)
1.) Install a fire separation with a minimum fire resistance rating of 30 minutes in the following locations: Ceiling throughout the lower unit including furnace room and closets; Void above the electrical panel, between the stairs and basement unit.
2.) In lieu of the fire separation on the furnace room ceiling, you may install sprinklers providing a minimum average density of 6.5L/min/m2 over the room area.
3.)Provide sufficient combustion air brought directly from outside for the proper combustion and safe operation of the appliances in the furnace room.
4.) Install a listed fire door with a minimum fire protection rating of 20 minutes, and equipped with a self-closing device in the following locations: At the top of the stairs separating the main floor unit from the stairs; and at the bottom of the stairs separating the basement unit from the stairs (i.e in the new required fire separation)
5.) Provide a glass block window by a bedroom wall 40"x40"
6.) Replace existing kitchen window (34"x13") to egress window 34"x36"
7.) Subject the house to a general inspection by the Electrical Safety Authority, repair identified electrical hazards in conformance with the ESA Code, and provide the ESA letter of compliance to the chief fire Official.

We would like to get our basement Finished, it is still builder grade. The house is 20 years old and does not have a finished basement. We need framing done, Drywall, Tape and Mud, Some heating vents need to be moved. We would like all Carpeting and some Tile. Pot lighting and some electrical work done. Want to install a basement door in a below grade basement as well as build steps from backyard down to the door. Would probably need to dig down 7 feet from backyard. This would tie in with finishing our basement so that we could create a legal rental unit in the basement. This would be a two year old home so basement would be bare and starting from scratch, although bathroom would be roughed in. We would need to build and finish one bedroom, closet, storage room and kitchen. The overall space is approximately 800 sq ft. We realize that finishes can vary the price dramatically but we are mostly wondering about the cost to dig down and erect the stairs for basement access, as well as the bare bones cost to finish the basement.
Our Whitby basement was finished approximately 30 years ago with a building permit to build an addition giving the basement a separate entrance. It was built for my parents and has a bathroom, bedroom, kitchen, livingroom and laundry area. It has access via stairs to the main level and the separate entrance. My parents are gone, we are seniors, and are thinking of renting it but unsure if it is currently legal. Prior to renting we would want all the flooring replaced, bathroom vanity replaced, fire alarms connected for upstairs and downstairs and unsure of what other needs there are to make it legal.
