We own a mixed use property that has 3 floors and it is the corner unit of a 4 unit row. Our top 2 floors are purely residential and are tenanted out. The main floor houses a laundromat that we run. We would like to downsize the laundromat to only occupy about 1/3 of the main floor and section it off. We want to convert the remaining 2/3 of the main floor into a studio apartment to create a third residential unit in our building.
Our unit and the main floor is connected on one side to our neighbour but on the other side is a parking lot which we have rights to which allows for more space to manoeuvre.
TIMING IS AS IMPORTANT AS QUALITY
We are taking possession of our new house on November 14. This house was built in the 1920's. There are many "small" projects with this house, but there are two "main" projects that are top priority. First, the house has between 60% and 75% knob and tube wiring that will need to be replaced. There is a box currently installed with 200 amp service running to the house, but the old wiring still needs to be replaced throughout. This is the first job, as we are unable to get insurance without its completion. Secondarily, but connected to the first job, will be the complete removal of all wall coverings, and patching and painting both to close up the electrical work, and update the overall aesthetics of the house. The next "main" project is the rebuilding of a 3-piece bathroom in the basement. The shower stall is falling apart, and leaking water has destroyed the wallboard behind it. We will also be replacing the sink / toilet. This is an opportunity for a complete "re-do". Other projects we'd like done include the complete replacement and re-laying of broadloom carpet throughout the basement; removal of closet doors and associated hardware. We'll be replacing the humidifier attached to our furnace, and we'd like that installed at this time too. There is carpeting in one of three bedrooms we'd like to rip up and either replace or refinish the hardwood floors underneath. Finally, there are some exterior items we need addressed - there are steps down to the back yard from the driveway that are nosed with rotten timbers - we need the steps rebuilt. There is a plywood tool shed that has been constructed behind the garage, we want this torn down, which may create a need for a 6 foot section of fence. There is also some fencing needed to enclose the back yard for safety reasons. Last, but not least, we need to clean and apply waterproofing to the exterior foundation walls at both sides, and in two or three areas, do some tuck pointing where the brickwork meets our roof to prevent birds / squirrels. We want and need all this done within 4 weeks, between November 14, and December 14.
Opening a new office in city of Vaughan and need work permit for general constructions (adding non-bearing walls), general plumbing and electrical work.
1.The drawings are available but not certified by a PEng. I need someone to review, comment and update the drawings to the OBC and assist in ibtaing work permit.
2. Need quotes to complete the work
I would like to obtain a quote for a support problem I am having in my basement. The support joists have been tampered with by the previous owner and it is causing a sinking/leaning of the upper floor. I believe I require either support beams/support posts of possibly a wall.
My home is approx 100 yr old.
