My chimney leaks on heavy rain days, which has caused some drywall damage in my bathroom. I am hoping to have:
1. The chimney sealed
2. The ceiling repaired
3. The existing light removed and replaced with a bathroom fan/light (no pre-existing ducts)
4. An oval shower curtain rod installed
-My house is from the 1930s and the bathroom is located just under the roof.
-The ceiling is textured (orange peel)
- I am looking to replace the existing light switch with a separate switch for the light and for the fan.
Installing a show/spa/sauna unit. Require the services of a certified electrician and plumber. Additional information and specifications available. Area will be prepared and existing drywall removed.
Electrician = to install 220 and connect 110 and 220 to shower unit
Plumber = to install appropiate plumbing connections and ensure adequate water pressure
3 bedrooms House built in 1940's. Originally a wartime home, currently a 1250 sqft house, 25 x 25 and 2 storeys. We want an ADDITION with FOUNDATION (to serve as living room) on the back of the house, 25 by 14. So, we can convert the current living room into a bedroom needed for our 3rd child. We thought the addition should be 1 storey + use basement but also willing to do 2 storeys including new roof depending on estimate. Entire House needs to be RE-WRAPPED and VINYL SIDING done as well. Need ALL WINDOWS and exterior doors replaced. 4 Windows upstairs need to be enlarged (original glass pane sliders) before summer. Main floor has 3 new windows (again some enlarged), basement 3 new windows, and addition requires many windows and french doors. We want to re-do WEEPING TILES and plumbing for basement (partially finished). Increase to a 200 AMP SERVICE and add PIGGY BACK PANEL in our workshop shed (we plan to rebuild it on the current slab). Front part of yard needs to be graded (remove roots from previous maple tree) YARD needs to be FENCED entirely (65 x 110 lot) Front picket and gate to access back for boat/trailer. Build a NEW AWNING to make front porch covered. We will be recycling our 25 x 12 deck to the new addition but will require help to rebuild the rest to accommodate our 24 foot pool. Our future plans must include new PLUMBING AND ELECTRICAL for kitchen (we have install of that covered) and new plumbing for basement WASHROOM/LAUNDRY (I will re-finish basement). We also want to consider upgrading our oil converted electric FURNACE. It is working but looking for better efficiency. There's a lot to do here and we are hoping to have much of this done by the September 2013 so life can resume and get back to normal for family.

I would like to convert a duplex I found in a triplex. The model is one that I can convert to a triplex and I need to find material as well as allot of informations to help me guide this projet.
This is my first and I would love to be able to do everything for less (financialy). I
I have some minor improvements that I would like to make to my condo.
1) I will have an air conditioner installed in my unit and will need a Master Electrician registered with the "Corporation des maitres lectriciens du Qubec" to verify the installation, produce an inspection report, and fill out a report with the "Rgie du Batiment du Qubec", as per our condo administration charter.
2) I will need to have several light switches changed (4-6) to more recent types, including a timer switch for the bathroom fan, and some custom models (wireless movement detection activated, designer touch switches etc.)
3) I will need to have my bathroom fan changed. My current unit is an 80's model, so the ceiling cavity will most likely need to be adjusted to fit a new unit. I live in the lowest unit, half-way underground, so there is no overhead access.
4) I will need to have my old thermostats (4) changed over to newer programmable models
5) I will need to have a few (2-3) wall-mounted lights installed in the living room. There is no access presently so drywall might need to be removed then reinstalled in this area (about 20ft x 8ft, minus door to bedroom). There is presently a light switch connected to a wall outlet that I would like to use for those lights.
6) I would like to have crown moulding installed in the living room/dining room/entrance to hide the path of the electrical wire from the air conditioning installation. The approximate dimensions of these rooms are (15ft x 12ft), (13ft x 9.5ft) and (8ft x 5ft)
I am looking for an initial online "ballpark" estimate to gauge costs, then an onsite inspection for an actual quote.
I am the owner of a small house in Gatineau with a 20 x 14 ft^2 deck attached out back. The roof over the deck is not properly reinforced, which requires me to put up a temporary load-bearing frame every winter to support the weight of the snow. I am seeking a general contractor who would be able to install a permanent load-bearing solution. Thanks.
Merci.

We are looking to purchase a house this early winter/spring. Depending on the houses, we would like to look at a few select properties from which we want to add a rental income suite in the basement. We will need a full basement renovation done to top standards. The house might need/most likely will need to be lifted and in need of a new foundation. Further renovations might also be needed on the house as well as an additional.
It will be located in the Chelsea/Wakefield area. We are looking for professionals who have exceptional skills in their trades. Be prepared to put in a bid, and signing a contract. We are looking at doing ongoing rental property flips and building a business so we need a good client - contractor relationship.

-The property could transform to 7 apartment units and 2 commercial units.
-It is built 1950
Please also provide a rate of price of sqf, before further discuss.
Best regards.
I am looking for some work done on a new construction home. We bought a house in Aylmer and the closing date is April 15th. I am looking for estimates on the following:
The first three items we are looking to get done immediate after taking possession or even before if our contractor would allow someone to come in.
1. Install ceramic tiles for the shower. The shower base is 40" x 40" and there is no wall treatment.
2. Install ceramic tiles behind a fireplace. The wall is 6'(W) x 8'(H) x 18"(D).
3. Install hardwood on stairs leading to the basement and tinting the wood to match the floors (approx 8 stairs including a 90 turn)
The following is what we are looking to finish within the year so we are looking for a rough estimate.
4. Finishing a basement. Sub-floor, walls, electrical outlets.
5. Deck outside approx 6-8 feet off the ground about 12' x 10'.
With our recent addition to our family, we are thinking of extending our basement to accommodate an extra bedroom as well as laundry/shower room.
The extension would be done toward the backyard. A large dinning room would be build on top of the new extension. A sun well to be install in the dining room extension's roof.
While at it there are few extra that we are considering as well as building a carport and a deck.
The extension would be on the south-west side of the house while the carport would be on the west side and would include an new entrance to the west side of the house.
Moving the existing kitchen to the new dinning room is also an option in order to allow for larger living room.
We are not fix yet on the finals and welcome ideas as well.
This is a brick house was build in 1968 in Touraine. The soil is clay and the basement is poorer concrete.
Have a leaking tub. Might as well renovate. Looking for quotes to modernize bathroom (if tub is pulled anyway) or the office where the water leak has damaged the ceiling beneath it and and/or the kitchen floors, island, countertops and back splash. A few possible projects. Can’t do all at once but might as well start the process with some quotes since the leaky tub (or pipe below it) needs to be fixed. Home is about 12 years old.
Part 1:
I need to open up a room which entails removing two portions of walls (~6 feet on one wall, two closets and ~6 feet on another wall). May need to relocate a light switch as well. Install oak railing on side of stairwell. Possibly install crown mouldings in that room.
We have confirmed with the building inspector that these walls are not service/supporting walls.
Part 2:
I need to remove the closet in the adjoining room and move the location of the entrance door to that room.
Part 3:
Remove wall mounted air conditioning unit, patch hole (insulate, replace drywall) and remove electrical switch.
Part 4:
Replace an existing baseboard heater.
Work needs to commence on 15 July (16th of July at the latest) and must be completed no later than 24 July. House will be empty during that period.
Part 5:
Painting entire house (Living Room, Dining Room, Kitchen, Bathroom, 3 Bedrooms of ~13X13, Rec Room). Walls will be earth tone colours. Baseboards, Door Frames, Crown Mouldings and Ceilings will be white.
Work needs to commence no later than 24 July and must be completed by 29 July
This is a small commercial renovation. Medical clinic is adding new partitions to create new offices. Aproximately 6000mm of gypsum wall will be added and 1200mm of sliding glass partitions needs to be installed. Shelving and large storage pieces also need to be uninstalled and moved.
Finalised plans can be provided upon request.

House is about 1200 square foot and was built in 1983 and is in very good condition. Always very well kept up.
The renos we want to do are mostly esthetic although we do need to re-shingle the roof.
So here are the renos we would like to have done:
#1 - New shingles on roof
#2 - We would like to have the kitchen redone, we want to move the refrigerator to a new location and install a kitchen island/breakfast bar, redo the cabinets, install a new counter top and sink.
#3 - The entire house needs to be re-painted and we have cathedral ceilings in the living room, entry, dinning room and kitchen.
#4 - We want to change the flooring, right now we have flooting, wood and ceramic. We want to update the flooring to hardwood throughout with ceramic at the entry and in the kitchen.
#5 - Our house is split level and we have 6 stairs from the living room to the upper leverl so we would need to redo the steps and change out all the railings from wood to iron with a wooden handrail.
We are looking to have the interior of our Hull duplex repainted, including ceilings, drywall repaired and in some places new drywall installed. The building is about 1800 square feet. The building is vacant, and we are available to let contractors in to quote work on Wednesdays from 10am to 11:30am.
Thanks,
Mike
100amp electric panel is complete. Am running lights of house, spa 12 months, ac in summer, washer/dryer occassionally, electrical components like any other family, etc. My furnace, stove & hot water is gas. Would like 2 install light, pump, salt water & water heater. Everything is 15amps except water heater which is 20amp. Do I really need 2 upgrade to 200amp panel, if I can just install a sub panel?
