The ceiling in the 1st floor kitchen has structural 2x10 joists that have been damaged from a fire that occured several years ago. The 2nd floor tenant apartment's floor must be ripped out to remove the affected floor joists and sub-floor. Kitchen canbinets are by others.
The interested contractor should include sound proofing material such as Sonopan insulation and include in the estimate to install new gyproc and plastering. There is also 1 exterior window to condemn in the kitchen and will need to be framed, insulated and closed off using brick.

The building is from 1895 and above the ceiling is wooden joists. I would like the ceiling to be torn down to reveal the wooden joists. The room is large and the ceiling is high (14 feet). There is approximately 1000 square feet of ceiling that would need to be torn down. There are some pot lights, and some chandeliers as well.
Bedroom ceiling is deteriorating and looks like dry rot if drywall can develop dryrot. Discovered it yesterday. Needs to be repaired or replaced. May indicate a water problem from the roof which needs to be assessed. I need an assessment from a an experienced and professional contractor - ASAP.

We have a solarium/backroom (extension built about 27 years ago) that has water leakage. The roof of this room is the balcony of our tenant. It is insulated (but not the floor). All cement and windows. (see pictures below).
There was water leakage coming from the roof and walls. Had to remove the rain gutters.
Room is about 12 feet by 18 feet with numerous windows.
I am the co-owner of a triplex. My neighbor and I live on the top floors, and over the past year we have had water infiltration coming in from the roof (which has since been fixed).
My neighbor:
- cracks in a few areas in the condo (on the ceiling), resulting in a slow leak during rain
- water dripping in from the window frame of the front windows
My unit:

- large leak in the wall separating the hallway from the bathroom, resulting in large bubbles in the paint and sagging along the wall and the ceiling. Leaking within the pocket door frame.
We would like an expert to come in to determine the cause of the issue and to repair/replace all parts necessary in both units.
OPTIONAL: My unit also needs 2 pendant lights to be changed (in the staircase it would require a tall ladder. Someone who could also do this would be appreciated, but not required.
Our L-Shaped basement needs a new suspended ceiling. The existing one was installed by the original owner and there were too many leveling flaws. I would like to hire someone to install the suspension grids (I removed the old ones). I have the new tiles I would like installed (2'x2') but will require new hardware. Electrical work is not required.
In summary: supply and install the grids and then install the 2x2 tiles.
