The area is called Petite Patrie. The home was constructed sometime in the 1920's.The following work is required;
1) Rear brick work-total square footage of approx 300 feet
2)Extension of 2 balconies a further 5 feet out.
3)Replacement of 3 front doors of the property.
Details:We have a shed that provides storage space for all three units. We have to decide whether we will keep the shed and make upgrades to it, or have it demolished and replace it with a new staircase and 3 custom built cabanos to replace the storage area.Whether we keep the shed or not, the brick work and balcony extensions and front door replacements have to be done along with the 2 following options:
Option 1:Keeping the shed
The corrugated steel and the flashing around the shed are finished. If we decide to keep the shed it would require the following:
1)Aluminum or acrylic siding to replace the corrugated metal(shed is about 12 feet long and about 40 feet high).
2)Flashing and gutter/water drainage system
3) 8, 2 -3 foot long horizontal sliding windows.3 on either side of the shed and 2 in front, with a space to place a flowers.
4)The shed would require a total of 5 new doors(main door from exterior and 2 access doors for both the 2nd and 3rd floor)
5)Replacement of 1st floor solarium and overhaul of the flooring as it has been water damaged over the years.
Option2:Demolition of the shed.
1)Demolishing the shed.
2) Extension of 2 balconies by approx 5 feet.
2)Erection of a new staircase either aluminium or galvanized steel. It's a 3 storey building.
3)Installation of 3 custom built cabanos(5 feet deep by 10 feet long approx)
4) Replacement of 1st floor solarium and overhaul of the flooring as it has been water damaged over the years.
Please send me an estimate for both options and the estimated time required to do the work. It is our intention to have the work carried out in late March or early April and to have it completed no later than mid May.

Good day, I am looking to build a house in eastern Ontario just over the Quebec Border if everything goes as planned in 2015. I want to act as my own general contractor, but I am looking for a retired or semi retired ex general contactor to act as my consultant and to visit the job site when I cannot. I need someone that is serious, knows what they are doing. I will be asking for references, I will probably have a lot of questions so if you don't have patience don't bother answering this ad. If someone is interested please send me your name, years of experience, and if possible the amount of compensation wanted for the project.
Regards,
Diego
So our parent's house is in major need of renovations. With both our parents now deceased we would like to get it back into a state where we could rent out the rooms to university students. It is a semi-detached 3 bedroom bungalow. Here are the items that I believe it needs, however I believe a full inspection may be required just to ensure we get it back into the state that is needed:
- New roof. Every spring after the snow melts, you can see major leakage in the ceiling in the main level living room.
- The house has a very bad smell which I am sure is due to mold in the walls. I believe it is mostly in the basement. But I would love to get some sort of assessment done and then have the issue corrected. This would also lead to the following two issues:
- A complete gutting and renovation of the basement. It used to be finished, but with the little maintenance it has gotten over the decades, it is pretty much unfinished again. Cement floors should be replaced with engineered hardwood (or whatever else is recommended). Old wooden walls should be replaced with dry wall or whatever else is recommended. Rooms include a large family room, three small closets, an office, laundry area, furnace area, and a bathroom. Biggest issue though is that the basement if full of junk which is going to take us awhile to go through and get rid of. So this part of the project may be delayed.
- New AC / Furnace. I'm not sure when the furnace was last replaced, so might need a new one. This house has never had central AC, but it desperately needs one. So I would like to get one installed. I have some concerns on the ventilation, if it can efficiently deliver heat or cold air as required, as well as again if there is bad mold or other contaminants in the old vents.
- The main level has hardwood flooring throughout (except kitchen / bathroom). But it is heavily scratched in many places, so it definitely needs some refinishing.
- The main level kitchen and bathroom were renovated a few years back so those are the only rooms that don't need any work. The main level living room / dining room, and three bedrooms however could use a new paint job.
- External landscaping in the front yard mostly. Backyard could use some assistance and trimming with some major overgrowth of bushes.
Would love to get started in September, with what could be worked on while we continue to clean up the basement. Looking for advice and estimates. While budget is uncertain, I understand the magnitude of the renos that are needed, and with the end goal of creating a rental property, it must be updated and look extremely good. Thank you!
I've just bought a new house (built in 2012) and I'm thinking of an extension above the garage. The siding is stone for the front and Maibec wood for the rest, and the floor is maple wood.
The plan is attached. You'll see the current house on page 5 and the expected extension on page 4. On the other pages the extension is in red.
The house is in Ile Bizard. There is a tenant until end of November 2014. The construction paperwork in Il Bizard is somewhat long, so I need your quotation now in order to start the project early next year.
Thanks,
Nguyen
The home is 3 floors and 30 years old. I would like to renovate the home either to live myself or divide the home into 2 or 3 apartments and rent it out (in which case the renovation should be more modest). Possibly I can have an idea of budgeting for both. I am writing on behalf of my father. I live in New Brunswick. I would like to :
1) hardwood floors
2) new kitchen
3) new bathrooms (3)
4) possibly new windows
5) interior painting
6) possible renovation of garage
We have a row house that needs a second floor redo:
The bathroom needs to be gutted (you do demo), bathtub, toilet and sink will be moved (plumbing needs doing), everything installed. Subfloor to fix and then floor tiles installed (no ceramic on the wall - it'll be a clawfoot tub). Fan installed . Drywall on wall. Small brick chimney to hopefully be exposed, cleaned and sealed (depending on condition), otherwise drywall. Move light switch.
In the rest of the upstairs old floor needs to be removed. Subfloor is wideplank pine (approx - 125 years old). Needs to be patched in certain places, sanded and finished. Also, one staircase for minor repairs, banister removed and then reinstalled. Drywall certain cracks, patch places and add drywall to account for lowered floor. 4 new doors (and framing) needed. One or two minor additional things.
You: do demo and take it away, provide raw materials and labour,
We; Provide finishings (toilet, tub, sink, ceramic floor, etc.) Paint
We also have a number of finishing jobs for the lower floor which we might solicit a quote for as well.
It's a big job, we need a licensed contractor, with references, who could get the job done quickly. Either starting very soon, or the beginning of January (we can't be without a bathroom over the Christmas holidays!)
