We have a rental unit that we purchased six months ago. Following the inspection, we have a long list of items that need to be fixed/modified; some are more involved than others, but we'd like to find someone who could take care of most or all of them. I'd like to get a quote for a heated floor to be installed in my bathroom. Our contractor has already gutted the room, but has is running out of time to finish the project. We would need this to be completed in the next 3 weeks (from May 12 to 30, 2014). The area to be covered by the heated floor is 73 sq. feet.
Also, we need to have hexagon tile of 1"x1" laid on the entire bathroom floor including the shower. The space is 13' x7' (including a standard sized tub that doesn't need to be tiled). Please see the attached plan to get a better idea of the layout.

We want to caulk and paint out the siding, we want to remove the balconies in the front., I want the strip in the middle in front to be black siding like on the roof of porch across the street, I want porch in front to be 2/3 of the width of front of house also in black, I want back door to open outside. Repairs required on foundation corner.
Looking for to get a few jobs completed in my house starting from Dec 21st 2013.
Work includes:
1) Tear down of a wall/ removal of a door/ putting back another wall.
2) Either the removal of a gas fireplace or removing the current mantel and replacing it with granite/brick (Depends on cost)

We are looking to make some major renovations on the house. The project is fairly urgent - we would like to compete everything and move in before the end of 2015. We are the owners of the place, and it is our first home which we would like to make nice and cosy for our family.
The place is 1000 sq ft with 4 closed bedrooms, 1 bathroom, kitchen & living room.
Here is the list of what we would like to do:
1 - knock the wall between the kitchen and the dinning room (make a big open space - kitchen/ living/ dining); close the closet of a guest room to make an L-shape kitchen.
2 - new kitchen (ikea) with new tile floors.
3 - build a second bathroom (powder room) with washer - dryer hookups to install stackables there
4 - build a walk-in closet by moving a wall of one bedroom by a few inches
5 - replace 4 windows (in the office, in one of the bedrooms and 2 small windows in the fireplace room)
6 - fresh paint all rooms
7 - replace the ceiling in the living room
8 - replace the temperature meters with the new ones in order to be able to program and control the temperature better
9 - replace the bathtub (only) with the new one. Possibly fixing a few tiles
10 - sanding & staining the floors
11 - remove the carpet in one of the bedrooms
12 - possibly replace heaters with the new ones
We would like to extend a small semi-detached brick and stucco house (built in 1942) by approx. 500 sq. feet. The extension would involve removing back wall and small solarium, to expand living room to add a small dining room, to expand kitchen to extend into a family room. Upstairs, we would like to expand the master bedroom and add a bathroom. (We already have most of the windows we would need for the extension (from the solarium and outer wall of living room), as well as most of the hard-wood floor.) We would also like to widen the doorway to the living-room by about a foot and add an entrance from the house to the garage.
No extension to the basement but we would like to renovate the laundry room by putting tiles on the floor and gyprock to the ceiling.
Lastly, we would like to fix the flooring in the single-car garage, which is currently a bumpy cement floor. We would want to smoothen the floor out and put gyprock on walls and ceiling of garage.
We would appreciate an estimate of how much a project like this would cost and how like it would take to complete.

We are looking to renovate our house exterior entrance and balcony.
1. Change the arch above the balcony to be square. Aggregate finish
2. Change the main door frame to be square. A new door will be installed
3. Construct an ipe wood balcony over the existing stone balcony
4. The house existing aggregate and pink brick will be painted. This contract could be given separately.
We are planning renovations of our house which includes:
Kitchen / Living room Renovation:
- Renovating the whole kitchen, floor, cabinets, painting, moving plumbing, re-tiling, etc
- Taking down the wall between the kitchen and the living room
- Demolishing a 5 steps of a staircase that makes a turn and rebuild that stair to have it straight instead.

- Taking down a wall (between the bathroom and a bedroom) and rebuild it to increase the size of the bathroom
- Moving the washer and dryer that is currently in the kitchen (RC) to our bathroom (Second floor)

The former owner of my condo closed the Den with a wooden wall. We recently figured out there are several rules in Ville-Marie laws and by-laws that shows this is not in accordance with the rules and we have to change is. The city however, can't tell us how. They need to see a plan and approve the plan.
We are looking to see if it's worth going through all this hassle for a second bedroom or just open the Den. Basically, we want a plan that keeps the Den closed (maybe a glass door? maybe room for ventilation?) but is in accordance with the laws. We don't want to do a back and forth on the plan so we are looking for someone who knows the laws and knows how it works.
We are a non-profit located on the ground floor of an old school and need a lot of work done! We hope to expand one bathroom to provide two toilets instead of the one we have now. Another small bathroom needs to be transformed into a storage space. We need to add cabinets and a stove to a kitchen (this will include changing the electicial). There is hope that we can also put up two walls. And of course, a lot of paint.
The paint we have now is peeling everywhere. Our main concerns are:
- electrical - everything needs an update
- ventilation - can we even put a stove in?
- are we able to put walls up with the exposed piping?
- are we able to cover some piping to make it more visibly appealing?
- COST - because we are a non-profit we have a very limited budget and would need this project to be VOLUNTEER based. to get supplies we will turn to our donors for donations.

I have a structural job in my residential house in NDG. I am knocking out a load-bearing wall and need a contractor to install 3 steel beams for support (I have an engineering design already prepared). 1. Exterior light on rear balcony was not functional (pic.1). Check the bulb and connection.
2. Heat loss on rear patio door was detected by infrared camera (pic.2).
Improve insulation to prevent heat loss.
3. There was no humidistat for automatic interior humidity control.
It's recommended to install a humidistat (outside bathroom) connected to bathroom ventilation fan for automatic control of interior humidity level.
We fully own a small bed & breakfast business that has been shuttered due to COVID. Furthermore, we had a big sewage pipe burst in May. We've had a really bad experience with the company we chose to do the reconstruction -- their demolition was clumsy and excessive (they broke another water pipe!!), their tile work shoddy and lacking care for details, their process poorly documented and communicated, their workers poorly supported, and they were rude to boot! The job is about 75% finished and we are seeking someone better to complete it.
The work remaining is in two bathrooms, one on the 2nd floor and one on the 3rd. It mostly consists of silicone finishing, reinstalling the fixtures and accessories, replacing baseboards, cleanup, etc. However, the tile work is also very amateurish and uneven, it's possible it will need to be redone in parts, if not fully. It's probably best to just come see it for yourselves. Attached are images of how it is now, but we also have images from before the leak in May, and there are other bathrooms in the house in the original style that you can refer off of while working.
There is some balance left from our insurance, and we are open to paying extra for anyone who can alleviate mistakes by the last company. It is a 150-year old house in downtown Montreal, so we are happy to become repeat clients if the work here is done well.

Please give an estimate with and without these extra "poorly reinforced" supports.
