Our house is a semi-attached three story house with a total square footage of 900ft. The roof is a flat tar and crushed stone surface of approximately 300 ft.sq. We currently have a tar and gravel flat roof (approx 20-25 years old), on which sits a wooden deck (approx 10 years old). We are looking to redo the roof in elastomer, and redo the deck in wood, or other materials that may be suggested.
The roof is approx 1000 sq. feet, and the deck approx 450 sq feet. We are located on St-Dominique St, just north of Mt. Royal Ave.

The building in question is a 4 unit co-ownership building for which I am the volunteer administrator (I own one of the units). The building has a flat roof. In order to maintain insurance coverage, I need to provide the insurance company with a statement from a roofing company as to the state of the roof. I am looking for a company to provide an annual inspection with report and do touch up maintenance to preserve and extend the life of the roof. We are a manufacturing company, the exhaust fan and the second exhaust system is for our welding department and until it is up and running we are very limited in our weling production capacity.
3 things need to be done :
1x exhaust fan base needs to be installed and sealed on the roof, hole size : 24-1/2" x 24-1/2", base supplied.
1x goose neck needs to be made for a second exhaust system, system vent size 6" diam.
1x exhaust pipe with rain cap for a gas water heating system, 4" diam.
*all material at the exeption of the roof exhaust base needs to be supplied by the contractor.
Roof as stated above is a flat gravel commrecial roof, 30 feet high.
