There are about 5 small gaps that have formed between hardwood floor panels in my kitchen. Approximately 4-6mm in size. The hardwood panels have slid because there was no nose/end piece at the end to retain them.
Was looking to get an estimate of how much it would cost to have someone come out and push these boards back into place, and maybe put in some restriction piece so they could no longer slide.
36 yr old, 1024 sq ft home needs new flooring through out, kitchen reno - new cupboards, counter tops, bathroom reno and finish currently unfinished basement. Basement already has roughed in plumbing. Will probably need to update breaker panel. Also would like a shed build in back yard. Have already put in new furnace, water heater, windows, doors and attic insulation as well as new exterior insulation and siding.
Need estimate to lift house and repour basement.
Currently ceiling height is too short, Windows are too small, and house has gotten water before.
Want to know a rough estimate with a new concrete basement with weeping tile around the exterior - quotes should include finished and non-finished basement renovation.
I have an existing load bearing wall that I would like removed, and have a lvl beam put in flush to the ceiling.
The house is a single story early 60s build. The span is approximately 21 feet.
The work would be to remove the wall, install a beam flush with the existing ceiling. Any blow insulation that is lost, is expected to be replaced. Ideally the same contractor would have the drywall repaired as well.
Existing wall has been opened up. There will be no electrical work done, and there is no heat or plumbing involved.
Contractor will be insured, as well as get the appropriate permits.
Ideally the work will be done early in the new year.

1) We live in a house with no basement, on a concrete pad. The front has sunk somewhat, but it hasn't budged for years and years after the initial crack. So the fellow that sold it to us provided us with some estimates on how much it would cost. We have been provided with an estimate from Ground Zero Mudjacking (who can guarantee their work) of $5500; we pretty much have to hold off on all of our other plans for landscaping and renovations until this is done. We can't., for example, put in new flooring for the livingroom if jacking up the house will cause it to break up, and it wouldn't be good to add landscaping if trucks and equipment are going to have to run over it to get under the front of the house. Ground Zero also provided us with specs; the slab is fine down the middle, but in front it's sunk between 4-5 ", to 5" in the middle, to 5-6" on the far end closest to our driveway.
2) Once we DO get the house jacked we had planned on renovating our teensy bathroom. We have a storage closet right next to our bathroom but we want to knock out the wall separating the two rooms and make it one big roomy bathroom with some kind of storage for towels, sheets and cleaning supplies. We'd refinish the tub and surrounding area and we wouldn't mind sliding doors because they are easier to clean: currently the plastic/vinyl around the tub doesn't cover the ceiling or the wall above the window. Also we don't have a fan in that bathroom which is a concern for mildew; so that would involve the roof and attic and electrical. Mostly the big concern is the size: i t would be nice if two people could fit in the bathroom at the same time. If possible it would be nice to have a door off our main bedroom for access to the bathroom as well
3) We would like some upgrading in the kitchen/laundry area. We have good appliances. However everything is white white white. Not to mention that the rest of the house is painted grey grey grey. Ugh. Something warm and light in the kitchen would be nice; nothing too bright because the kitchen gets lit up from the sun quite nicely. There is some sort of nasty gouge in the counter top so that would have to be replaced or at least refinished. Also I find that the drawers are extremely narrow: making a couple of those into one drawer would be good. The space between the upper cupboards and lower cupboards is unusually tight. It might be nice to lift up the cupboards as there appears to be a hollow space above them (mind you it could be full of wiring or piping, as this house was built in the 50s and we've found things in the oddest places lately such as in the lower cabinets for our security and plumbing for the kitchen). Either way if we lifted up or shortened up those cupboards, it would open up the kitchen a bit. Right behind our kitchen cabinets is the bathroom. And behind the kitchen wall that extends to the hallway from the kitchen is our furnace/ac/hot water heater. That wall could be recessed just enough to add some little shelves for a pantry of some kind, preferably with sliding glass doors (or some kind of semi-opaque material so we can see what we need to grab that is not easy to break or scratch and is lightweight, yet nice to look at)... Across the hall is another closet/cupboard space that I was hoping could double as an extra pantry, but it looks like a clunky old closet so if it could match the recessed one in the kitchen somehow in style/colour, that would be nice.
Again the flooring in the kitchen isn't in the best shape, so we were thinking if we did the livingroom, the kitchen would unite the two rooms. There is an odd little wall seperating the livingroom and kitchen that I wouldn't mind getting completely rid of. I am just not sure if the one side is load-bearing.
And again, another oddity, because of not having a basement is that we have our washing machine and dryer located at the back door. We recently found out (when the City's sewer line broke) that we don't have a 'to code' check point for the city to put their line down. And we also found out that there is some kind of live wiring under or behind the washing machine that might cause a load of issues if we had to break up the concrete to make a proper cleanout. Hopefully it is merely in some kind of ductwork, but it didn't seem to be. The wiring would have to be re-routed somehow to make sure it wasn't live under the concrete: if we could find where it was in the walls perhaps it could be cut and spliced to wherever it's supposed to go, if that sort of thing is to code. Or perhaps the whole wire below the concrete could be disconnected and rendered useless/harmless and an entirely new wire could be routed correctly.
We would also like some kind of venting over the stove.
4) As mentioned, the entire flooring could be replaced with some type of attractive laminate.
5) The walls in the kitchen; would be nice if they were painted a warm, muted colour. The walls in the livingroom could be brighter, as that seems to be a north exposure and is terribly dim and depressing in the winter. We want brighter warmer colours, but maybe in some earthy tones... Orange or umbre or similar idea. The hallways & bedrooms can be a bit darker but still in that same earthy tone. At the same time we are limited for space, so anywhere a wall or a nook could be used for storage or book shelves or recessed for decor would be nice.
6) I think we have some insulation issues. Our two coldest rooms are the back bedrooms.
Well I better get going; I just got a warning my session is going to time out soon! lol
The house is 920 sq ft and the garage is a single car garage. I have no idea what it will need for the roof. Its not leaking but the shingles are in bad shape.
The house is stucco and has a window off the master bedroom that we would like to turn into a patio door and then have a deck built in the backyard. The deck will likely be about 12x16, but thats a guess.
Just wondered if these jobs were possible and it you could give me a ball park figure. I am guessing a real number would come after an inspection. we get the house August 17 and will need a roof soon after that.
Thanks
Janet
Hello,
I have been searching for a home with a dining room, and everything I am finding in the Regina, Sk area are over-priced and of need of major updates. One day a friend asked me why I don't create a dining room in my house...
So - here is the plan. I have a 3 bedroom bungalow of 1054 sq ft built in mid-1950's. So it's your typical bungalow plan. I would want the middle bedroom wall to be completely removed, then making an arched entry way from the living room into that new space. An arch would need to be created in the hall to appear as if it were part of the original plan. There is hardwood under all carpets - so the floors would need to be sanded & stained. Also - the closet in that room would have to be moved to the next room - so it would appear as if that room had a double closet.
THEN - I need the dishwasher moved - cabinets moved so I could have a 36" WOLF duel fuel stove installed. And then the granite counter tops may & new back splash also add to the look.
PLUS - both the bathrooms, up & down, would need a total make-over.
Basically - I would be looking for a 5 star hotel look & feel for this house.
Hopefully you could provide me with a few names of contractors to provide quotes.
Thanks,
Jeff

I'm looking for a contractor willing to oversee my house build in Kronau.

Regina, Sask.
The house is in Regina, Rosemont area. Its a 1950's home, I believe the floors have never been redone. I am looking to complete this project before next summer. So I am looking for a quote... It would be a livingroom, hallway, and 2-3 bedrooms. I can't decide just yet on the 3rd bedroom or not. Anyway, the house is 1030sq ft. - I may even consider redoing the kitchen floors too, probably a laminate or something which would depend on the cost.
Floor is very worn in the entrance way, but the rest is in good shape. I want to clean it up for the next owners. I plan to paint throughout the upstairs so all base boards would be removed for time of refinishing.
I am living in the home, but arrangements could be made.
Our tub and tub suround seem to be one piece. It is discoloured and has a couple of chips in the bottom of the tub. I think it is some kind of acrylic. Anyway it needs refinishing. The condo building was built in the late 70s and am sure this is the original tub. I would like a ballpark price for refinishing.
My lakeview bungalow is in need of some repair, upgrade & addition. Would love to have one company do it all!! Basement already has verticle support chanels added, but could use a horizontal chanel; basement wall insulation, rumpus room upgrade. Need baffles installed in insultated attic. Need grade around entire home raised; clear brush in back for garage; garage build; concrete interlocking block repair/replace.
Need a company with a good track record and references. Please consider!!
I am having a hard time getting my exterior door/storm doors to close and seal, I suspect the door framing to be rotting or damaged so I am looking to have the frame replaced, I would like to use the same doors if possible but am not opposed to replacing them if need be.I would do it myself but 1. I am not particularly handy and 2. This seems like the kind of job I would want done right the first time lol.
My husband and I are looking to develop our basement. Our basement is approximately 900 sf with drywall (mudding and taping is not complete). We'd like our basement to be developed with a washroom and a utility room with the remaining space open area.
Our preferred materials would include carpet, sound insulation between the main floor and basement, paint, ceiling, pot lights, etc. Our requirements would be the standard finish of a typical basement.
Thanks,
Leanne

We have been renting out our basement bedroom and the tenant has put holes in the linoleum (laid this year) from sliding a full dresser by the looks of it. The room is 12' X 12' (with a small hallway leading to the door of 6' X 3') and would need a full demo of existing lino and replace with new (mid cost lino) a hasty estimate would be appreciated as we must have a number to claim against the damage deposit.
