I am going to need a 7'x3' opening ('window') put into a wall seperating the kitchen and living room. I am pretty sure it is not a load bearing wall but... I am wanting a little ledge on the bottom of the window too.
The second thing I am wanting is a small pantry put into the corner of the kitchen. It will be 3'x3', go floor to ceiling, have a door in it, and be drywalled.
standard small bi-level home, 1100 sq ft 3 bedroom home., living room in the front of the home which borders the entry way railing, kitchen in the back with a wall separating them. We'd like to take the wall down and open the 2 rooms up to each other. We will have to leave an island or peninsula between for cupboard and counter space reasons as it is quite small. 20 year old home, peak of the roof is parallel to the wall we want removed, not a vaulted ceiling,. I'd like to know if the wall can come down or not? I'd also like to know an approximate cost to these renovations so we can start planning/saving. It would mean changing kitchen appliance positions(plumbing), new cupboard (nice ones but not overly expensive ones), and likely new flooring on main level (good quality laminate or engineered hardwood) and new knock down on ceiling and some electrical.
If there is no feasible way the wall can come down then I'd like to know so I can do other lesser cosmetic updates.
I live in a condo, my dishwasher had a small leak and over time wreck the floor and I assume plywood underneath the floor well need replacing. I am looking for a quote to get this fixed. The effective area is not that big but I assume all of the flooring in the kitchen and living room well have to be replaced as it is the same.
