I need the stairs going to my backyard basement entry removed and replaced. I would like the current cement stairs replaced with wooden railway ties and proper drainage put in around the stairs. The cement pad and drainage pipe of the stairs seem fine however the walls of the stairway are heaving with the frost every winter and slowly pushing the basement walls in the house.
There are 3 large cracks in the foundation around this entryway that will need to be repaired because 2 of them are leaking.
I m pretty sure that the door will need to be removed and put back in properly as there is a large draft coming in from around it. And an enery efficent window put in the wall to replace the old slider window that is in there now.
There is a deck over top of the area currently but it will be removed by the time the work will be done. (hopefully in october before the ground freezes) The house is 26 years old. I just want to make sure my basement no longer leaks.

House is 55 years old fully reno'd but sits on a unfinished basement that only has 6 ft ceilings.
I would like to raise the house 3 feet to get 9 foot ceilings, Pony walls the whole way around, 3 new full length windows to replace the exisiting windows, re locate the furnace and water tank to a utility room, install a 3 pc bathroom (toilet, sink, stand up shower) and a kitchen sink. Install a sump pump, sub floor and 3 small bedrooms with a combined livingroom kitchette.
The home is already R1 zoned for an inlaw suite and sits on a 4,000 + sq. ft. lot. The home already has updated wiring and plumbing but a new drain pipe will have to be installed. Possibility of having to pour concrete to level the floor.
Small finishings are not required (paint, trim, cabinetry, etc)
Our home is a townhouse, 27 years. It is around 600 square feet in the basement - guessing. It has 3 rooms - large rec room - a room in between and then laundry room (laundry room has cement walls and floor and an open ceiling). We would really like to have the rec room just an exercise room - with a rubber flooring - the middle room maybe just an extra bedroom - the laundry room - finished with a shower maybe? New flooring and gyp rock throughout. Would use quality materials - but not expensive.

We are looking to add a second floor to a 50 year old home in Dartmouth. As well we would like to build a 15-20 addition off the back which would not be added to the new second floor, just the existing main floor and basement. Wiring in the whole house will need to be updated as well as a complete kitchen reno. Also we would like to build a 2 car garage the extends outward in the front off the main floor.
We own a 90 yr old home in Dartmouth. We have a space (about 4ft wide x 6ft long x 6ft tall) underneath our main level bathroom that we discovered shortly after purchasing the home. It houses all the plumbing work for that bathroom but is not part of our basement (it's actually on the other side of our foundation wall). We had a lot of problems with pipes freezing this past winter and need someone to get into that space (accessible by a basement sized window or cutting a hole into the wall and going through) to insulate it and make sure it is air tight from the elements. We also need to have a doorway widened from our dining room to our family room, and as much as possible of the wall dividing the kitchen and dining room removed. new cupboards, new roof, house is 42 by 30 new windows,bige window one in the front 8 ft wide by 5 ft high and 3 other regular size ones, house is 50 years old,need a new deck, out the back door into a landing ,then steps going down about 8 steps, then onto a 12 by 16 main deck, chimney repointed. 2 electrail fuses boxs need to be upgrades to breakers.
The property consist of a 6 townhouses building, House by the water and a Duplex along a private lane. We are looking at having the exterior landscaped as well as having the Lane paved. It is roughly 325-350 feet long and about 9 feet wide. There is also 2 parking areas approx 10x30 and 15x15. Landscaping would mainly consist of tidying the already existing landscape and trimming trees.
Looking for contractor to add a room to back of house for sink, toilet, shower, washer and dryer. House is 1 and 1/2 stories high and built in early 1950's.
We might be able to provide some building materials., and some plumbing. Not sure what size the room should be.

Includes, putting new vinyl floor over existing tile flooring, moving 2 electrical outlets to accomodate microwave and fridge, tearing out wall splash on 2 walls and replacing gyproc then filling any nail holes in walls and repainting the entire room including the ceiling (it also includes a downstairs stairway to be painted within the kitchen area). The house is a back split so the kitchen ceiling slants up and is quite high.
The current kitchen cupboards will already be removed from the walls prior to work beginning.
The work needs to be completed by Aug 16th and preferably needs ot be done in 3-4 days so I am not without a kitchen for more than a week.
The room is approx 11x13 with a small 3x3 ft section in front of the downstairs. The house is approx 42 years old, I am not sure what you want by site conditions but it is a single dwelling home. There is a double glass door (only one door actually opens) on one wall and a 6 ft window on another.
Partially renovated Victorian home requires finishing touches.

My deck collapsed, taking with it some of the siding. I discovered water damage running along the base of the wall and running below one window where the water bearier seal had broken. It looks like a slow progressive leak from the past few years. There is mould and rotten wood below the window affecting the stuctural integity of the house. I will need the wall and water bearier repaired and the deck removed/rebuilt.
House is approximately 40 years old. It is a about 40x24 feet. Need to turn the basement into a living quarters for my daughter and grandson. Needs to have a bathroom, Kitchen and 2 bedrooms and a living room. Plus a door to separate it from the top part of the house. Just need the basics and needs to be safe. Home age 26 years. Two storey. Dartmouth. Appears that the problem was caused by the front concrete slab which has sunk. Hope that the settling is complete. Remove existing two columns supporting the overhanging roof on the lower level and extend columns to level the overhang. Area approximately 8-10 feet wide by 22 feet.
This project is large and it consist of indoor and out door;
Indoor: Kitchen we have a wall separating the kitchen and the rest of the house like to remove the wall and enlarge the kitchen (may require a supporting beam to be installed) and in-floor heating.
Outdoor: new natural stone patio, retaining wall and walkway, run power to the back garage.

The original house has an addition of 19x30 and has 2 storey so as to be finished as 2 units of either 1bdrm+den or 2 bdrm(9x10). Units are planned to have balconies, open concept inside with hardwood floors and ceramic tile, high end kitchen and bathroom with laundry hook-up. Each unit would be 540sqft. The original part of the house needs to be fixed up as well as some updating. This is phase 1 of 5 phases.
Next is the reno of 6 townhouse units which vary in their degree of work required, on the same property. Each unit is 2 bdrm split entry, 800sqft.
Phase 3 is the reno of a duplex still on the same property.
Followed by phase 4 and 5 being development.
Phase 1 to 3 will start between Dec 4th, 2012 and Jan 2013 until completion in late 2013. followed by phase 4 and 5 in February 2014.
