We have recently purchased a home that requires an extensive cosmetic and some structural changes on the main floor. The main floor is 2100 square feet, second floor is 1400 square feet and the home was built around 1975. There is no air conditioning and it is currently electric heating (in the ceilings on second floor and some baseboard heaters main floor). The basement is unfinished, ceiling height is likely 8 feet and there is access to all of the electrical and plumbing as the ceiling isn't covered. There is an attic above the second floor. We hope to do most of the demolition ourselves to save some costs. We plan to do the following renovations:
1. add air conditioning and heating (there is access to a gas in the home). Given the sq footage we know we may need 2 systems. Cooling the upstairs is a priority for us.
2. new flooring throughout. Likely engineered hardwood for 1800 square feet (approx) and tile for 400 (entryway and large laundry room/ pantry)
3. adding lighting to all rooms (mostly pot lights)
4. renovating the kitchen completely
5. changing a 3 piece bathroom to a 2 piece (see picture with sunk in tub)
6. taking down a wall between kitchen and dining room
7. taking down a wall between kitchen and living room
8. modifying 4 exterior windows in kitchen (they are too low currently to allow for counter)
9. trim work, adding crown molding to kitchen
10. entrance stairs- new railing

Current bathroom has a shower, toilet and vanity. Bathroom has a concrete floor with vinyl covering. We would like to expand the bathroom (move a wall) and make room for a 6ft high end whirlpool bath. Will require a new tile floor, new fixtures including an elongated toilet bowl, new shower stall and vanity. Layout will have to be designed and services (electrical, plumbing etc.) altered to suit. The house is approximately 10 years old. Viewing is strongly recommended.
