We recently looked to purchase an older mobile home mounted ontop of an existing 8 x 16 inch cement brick foundation. But the foundation leaks or has leaked in the past. There is an existing water sump pump already installed but it must have been unable to have handled the water below the foundation as there are severe water stains on much of the basement walls including the 2 x 4 and 2 x 6 wooden framing where the basement was divided into rooms to a water height of just a few inches along the walls. So I think the wooden studs too would also have to be replaced.
We were now just thinking about the costs involved to repair the exterior of the block foundation walls, if it was then escavated either by hand or with a rental backhoe and then installed plastic water proofing panels put in place along the then existing foundation walls.
I have been looking into mold problems that I had been unaware about and think we might also later apply a sealer to seal the water marks on the foundation walls shortly after we make the needed repairs, but am uncertain of the extra costs involved to that. I have read about adding an inside trench to handle extra water seepage through the foundation and think I might be able to carry that type of repairs out as well
I myself and my wife, are physically and financially capable to carry out the needed repairs. My own work history I had spent over 14 yrs in retail building supply sales and know a quite a lot of the repairs needed including have prior work experience hands on doing such repair types of work, including water sealing foundations already..
Any help in the form of cost estimates would be apprecicated.

I need to repair a house foundation crack. Photos (No:1-3) are attached and so I would be interested in a cost estimate for the repair.
In addition, if the brick separation (photo No:4) is related to the crack, I would be interested in a cost estimate for that repair too.
Lastly, If the cracks on the garage floor (last three photos) are related to the foundation crack, I would be interested in a cost estimate for that repair as well.
Thanks, Milan
180 Year Old Home located in Kars Ont. The Foundation of the original Home was built on Logs which are in tact and in great shape. The exterior wall sits on a 6x6 Timber that has rotted out and needs to be replaced. The Job requires shoring to ensure no further movement of the house. It has settled over the years. There is a Engineer report with direction on how to get the job done. I need this done as soon as possible. The Timber is accessible from the outside as it is fully exposed.
Outside wall of the garage has major cracks that have developed. I do not believe these can be patched. More like the foundation would have to be re-poured. Really not sure so need an expert to look. Possibly even a structural engineer.
Will post pictures shortly. I will be going to multiple quotes.
We are considering buying a home, but the result of the building inspection is that the entire basement needs to be stripped back down to the bare studs. illegal electrical ... entire basement wired to the smoke detector breaker!!! leaky plumbing, leaky basement. We need a quote ASAP to decide whether we proceed or just walk away.
Okay so at the moment, the snow is melting and I have a lot of water in my basement, I had Mr.Foundation come in and evaluate it and I need to put a sub-pump in.... I need this done quickly so that i don't have so much water in the basement. Please contact me if you are interested.... Also after the sub-pump goes in I will be building a bedroom and a washroom... So lots of work to be done... if the sub-pump goes well.... Even if this is not your expertise, if you can recommend someone that would be great to and then i will surely come back to you with all my other house renos!
This is an old stone foundation that is sinking slightly at one corner and needs to be underpinned to stop the sinking.
Wall and floor to remove to expose the foundation as the work must be done from the inside due to limited access outside.
Foundation must probably be solidified before proceeding with underpinning.
