I have a small bathroom in a detached house (Kipling and Lakeshore in Etobicoke), and need it renovated. Before the renovation can take place - permit will be required.
This job - is to create a set of architectural drawings for a simple bathroom renovation (width 6', depth 7'7", height 8'2"), and any other paperwork required for the City of Etobicoke to issue me the permit.
Earlier - I considered much more complex job, and had a permit for it approved. While that permit is no longer valid, I can scan hardcopies and provide the following:
- proposed basement floor plan
- demolition diagram
- sketch of site plan
- existing general layout
- elevations - proposed crossection
Please provide quotes for:
1. permit package (architectural drawings + any other stuff that they may require)
2. permit package, and satisfactory package submission, leading to issuance of the permit
Also, for reference - here is what I want to do with the bathroom:

I am considering purchasing a bungalow however I would like to take add another floor/level to make it a two storey house.
The property itself is approximately 70' x 30'. This new level would comprise of 3 bedrooms, 2 baths, one of which is an ensuite.
I realize that without more details it would be hard to estimate however im generally interested in a ballpark figure, which would also include obtaining the permit. If the price of the permit can be costed seperately id appreciate it.

I have existing building and HVAC permit for substantial renovation work for a semi-detached house in downtown Toronto. I recently received Committee of Adjustment approval for some changes to the drawings.

I have gutted the basement and intend to have a new HVAC and A/C system put in. I need someone to measure and draw the intended HVAC and structural plans for the basement that will comply with Toronto permit requirements. I will be applying an HVAC permit, plumbing permit and application for rental housing. Need someone who's familiar with these requirements and certified with an individual BCIN and Firm BCIN.

We have a plan in mind, but need a designer to help us plan how each floor should be laid out to accomodate heating vents, plumbing, lights, electrical plugs, general electric, etc. We are starting with the main floor (which is already down to the studs). We plan to renovate one floor at a time and live through the demo. We have a contractor and plan to do as much of the work ourselves as possible. We need a plan to follow. Can someone help?
1200 Sq Ft main floor bungalow house in South Etobicoke along with 800 Sq Ft basement requires HVAC (Furnace Ducts) design that can be submitted to the City of Toronto. There is no current design of the house so job requires measurement of the house. Basement do no have anything made up right now (open space), and a design of basement is also required along with the HVAC.
