How much is your labour charge to change a gas POWER DIRECT VENT hot water tank.
I have a brand new tank and the old tank are just a few feet away from each other.
The tank is located a few inches beside the exterior wall , the present vent pipes can be reused ( if you need to adjust the pipes, no more than 6 feet in total is needed)
The tank will be drained when you are on your way here.
You do not have to take away the old tank.

1) Uninstall rental 50 gal hot water heater.
- water heater is 2 yrs. old and is located on the top floor of a 3 level townhouse. It provides hot water to the lavatories and to the furnace mounted above the hot water tank for heating.
- current tank is GSW high efficiency from Reliance.
- customer will arrange pick-up by Reliance of the old tank.
2) Provide and install replacement water heater.
- Replacing an electric water tank style heater with a tankless on demand water heater.

I am looking to replace our rental tank-based water heater with a Navien or comparable high-efficiency unit. Main reasons behind this are: 1) remove the noise that a power-venting tank heater emits at the moment; 2) cut all ties with Direct Energy (this heater is rented). It helps (but is not the main reason for this project) that Enbridge, the province, and the feds are providing financial incentives.
Ideally I am looking for CR210 or CR240 type unit. This installation must be able to supply 3 concurrent showers during winter (it does not have to be boiling hot; all three showers will have eco-friendly low flow rate shower heads, at 5.5 LPM).
Need professional advice, preferably well-supported by math, as to how to size this unit properly. I am in a contract with another vendor, which made enough mistakes for me to get out of the agreement. Time is of essense in getting a competitive quote. Installation can be done any time, before Enbridge withdraws $300 rebate at the end of the month.
To make it easier for anyone who might be kind enough to submit their proposal... I obtained two quotes for Navien CR240. One company came in at $4200, another at $3000. Needless to say, lowest bidder won. Thing about them is, they are never on time, they showed up on installation day with a rewritten contract, which did not bear my signature. They also brought a more expensive unit, which I did not request. What I did request was a call from someone who could help me size the unit properly (not just by saying "this unit is better, it will be good for you"... sure.) That call did not happen. The whole thing stinks already, and they have not even touched my house yet. Professional appearance is important, to an extent that it does not put an estimate out of the bidding range.

We have a gas water heater which heats our hot water and also our central hot/cold air and must be replaced.
We have the abs venting (black) which must be replaced to the new white.
We are on the second floor of an apartment building on spadina.
There is one floor above us and then the roof above the third floor.
The venting goes to the roof and not the side of the building.
The water heater is in a closet in our washroom in our apartment.
We are not sure if we can get a variance from tssa to leave the existing venting in place or if it must be changed.
A contractor has already said that if we replace the water heater with the exact same model then we can continue to use the old venting.
Please price for installation of new venting.
Please also state if this work can be done or included free in a rental water heater contract.
