My basement is leaking through on half of one side of the house. the walls require downspouts to be moved and it requires either interior or exterior waterproofing. As some water is accumulating (and then evaporating) in the basement, it would be good to deal with this sooner rather than later. Earlier patching had been effective, but the large volume of rain has eroded this.
THE PROJECT HAS BEEN CONTRACTED
I also have some other renovations that are needed with less time pressure and would like to discuss these. These include:
1) a snow shelter for back basement stairs,
2) the replacement of two back doors and
3) the eventual bolstering of the front porch.

My wife and I purchased a newly renovated older home in the Beaches area last June. Recently, we have noticed peeling paint in the attic and in one of the upper bedrooms, as well as discolouration on our kitchen ceiling. We suspect a leak, either from the roof or from the windows. We also do not believe the flashing around our windows was done properly as many of our window sills are bowing.
We are looking for estimates including an assessment of the cause of the problem, a proposal for a solution and the expected cost of implementation.

My semi-detached shed in my backyard was just removed. I need to have my neighbour's half of the shed (the previous joined wall) waterproofed and would like to have siding installed on that one wall. I have a lot of hardie board siding (from a previous project) but will need to purchase a bit more to finish the job.
Currently, the wall is cinder blocks (3/4 of the way up.) It is wood at the top.

I have a leak coming through 3 walls in my basement. I just purchased this house and moved in only 3 weeks ago. The areas that are leaking are in an addition to the house, put in (according to the inspector) roughly 20 years ago. As well as 2 other areas in the original part of the basement. I would like to take care of it as soon as possible, of course depending on what I can afford.
Job involves:
A. Waterproofing
Uncover foundation. Trench should be min 1’ wide from outside edge of the footing, and min. 6” below the top of footing level.
Clean walls, seal cracks with hydraulic cement. Add concrete footing bevel to the foundation, if required
Apply liquid waterproof elastomeric membrane on the walls and footer seam with the walls
Apply polyethylene dimple drainage mat
Lay 6’ wide filter fabric along the bottom of the trench, lapping the material up the sidewalls of the foundation and trench
Place 2”-3” of ”-1/2”washed river gravel on the bottom of the trench
Install 4” solid perforated weeping pipe. Top of the pipe should be below the bottom of the floor slab. The weeping pipe should be connected to existing drain discharge using a solid pipe slopped at min 1” for each 10’ towards the discharge point.
Install a clean-out at the high point for future access to the weeping tile for cleaning or inspection. The cleanout should connect to the weeping pipe with a “sweep” fitting.
Cover with gravel the top and sides of the weeping tile - 6”-8” above the top of the pipe.
Pull the excess filter fabric material to cover the top of the gravel.Add 6" of coarse sand on the top of the fabric
Fill the trench with the soil
B. Building a new porch
Demolish old porch/cold room and stairs
Build new porch and stairs. The new room under porch should have insulated walls.
Replace existing drain from cold room. Relocate water pipes if required.

We're installing a rain garden for a client. We started excavation and there's a lot of water coming up through the soil.

I have two or maybe three window wells that need to be filled in. The windows are no longer functional as they have been covered over from the inside years ago. There is no leaking but the current commercial tenant believes that they are the source of vermin coming into the basement. I need some advise as to what to do.
We have a simply finished basement (rec room, bathroom, laundry room) that we'd like to renovate, creating a self-contained suite. We have a basement cold room (1/2 below grade) roofed with a tarred concrete slab that is leaking. It seems all leaking is happening where the slab meets the exterior wall of the house.

- surface area is roughly 9'6"x10'.
- reslope concrete slab to runoff on south edge
- flash where the slab meets the house and garage, and side for runoff
- drip edge and trough to take water to adjacent laneway
- remove stucco on block foundation wall (9'x3' area)
- parge, repair and waterproof wall
- remove and redo paving stones, re-sloping and sealing (9'x3' area)
BASEMENT RENO
Enclose main floor side entry creating a private entry
- install one interior wall and door
- move some electrical to an adjacent wall (thermostat, lights)
Demolition
- cold room area is 90 sq ft with tiled flooring and one dividing wall
- demolish room removing the dividing wall and leaving only the framing. this room will remain unfinished
- main basement area is 600 sq ft; remove flooring, a built in shelf unit (10x4x3') and a few small walls and possibly a tiled shower enclosure
Construction
- in the 600 sq ft area build a small shared laundry area at bottom of stairs (relocation but near H/C & drains) and a private entrance to the suite
- possible removal of water heater tank and installation of high efficiency.
- possible relocation of water heater unit (adjacent to H/C and existing plumbing)
- bathroom and small corner kitchen.
Finishing
- low-med cost cabinets, quality laminate (faux wood) flooring w sub-floor throughout
- new lighting
- drywall, baseboards, painting
- 1 fire-door, 2-3 interior/closet doors
I have approx. 5'x4' really wet cold room with broken deck tiles.
Water coming through deck and I see damaged walls and a lot water on floor.
I think that for sure deck repair/replacement required includes waterproofing membrane and new railing.
And possibly exterior/interior waterproofing and concrete walkway may be required
