Hi,
We are looking for a design and renovation company who can take care of a whole house redesign and renovation project. The house is a 20 years old Vancouver special style with roughly 1400 sq ft on upper level and 1300 sq ft on lower lever. The original construction style is for renting out part of the lower level. But we never rent it out but this style is rather difficult to fully utilize all the available floor area for us. We are looking for not only renovation but can also redesign the floor plan within our limited budget. The selected renovation company must be able to handle all the works from internal design, material proposal, create drawings, generate contract, carry out the actual renovation work, hiring sub contractors (if required) to manage the complete renovation project. We believe a project manager and a designer is required. Quality and on time within budget are the MOST important factors!
We are still at information collection stage only, no detail quote is required. We understood the actual/final cost will greatly based on material selection and actual measurement. But we like to find out whether the renovation items we posted are within our budget or not. We would also like to find hints on how to manage and select a contractor we can trust for such a big project for us.
Please be prepare to answer the following questions about your company or it will be great you can provide it in the very beginning.
1. How long have you been in business?
2. What types of projects have you done in the past which are similar to mine? (Most contractors will have a portfolio they can show you.)
3. What sort of experience and training have your staff had?
4. Who will actually do the work on my project?
5. If you get the job, can you meet my timelines?
6. What will be your level of commitment to my project? OR How many other projects are you working on at the same time?
7. Perhaps most important of all, get a list of references from the contractor and make sure they are recent.
8. Do you have Workers Compensation coverage?
9. Can you provide me with written proof (Clearance Certificate)?
10. If you don't have Workers Compensation, then can you show me proof of an equivalent in private insurance coverage?
11. Do you carry comprehensive business liability insurance? Can you provide me with a copy of your policy?
12. Do you have a valid Business Number or GST Number?
The followings are the must have items for this project, we have try our best to include as such details as possible in the first place. Please quote for each item if possible, we may need to add/substrate items according to our budget limit. A scanned floor plan of our house is uploaded, I hope this will help.
Kitchen:
New ceiling lighting, granite countertop and cabinet, need to run water hose to fridge on the other side of the sink. May need to seal one to two sliding doors for better usage of all the walls, but may need to leave openings for air flow from front to back of house. Kitchen is 10x16 ft U-Shape including eating area.
Bathrooms:
Bathrooms x2, replace bath tub with shower tubs, new cabinet and counter top, new toilets, faucets, sinks, may use old tiles, lightings, fans. Master bedroom bathroom needs body jets kind of shower set.
Floorings:
New high quality real hardwood floor for the whole upper floor and 13 steps of stairway. Total square feet is around 1000 sq ft. Expect for the kitchen and two bathrooms. Estimate market price for floor material around $6.5 per sq ft. Need baseboard too.
Floorings:
New hardwood floor for whole lower floor. Total square feet is around 650 sq ft. Expect for the home theater area, kitchen and two bathrooms. Lower cost material, estimate market price for material is $4.5 per sq ft or lower.
Paintings:
Painting the whole house inside and outside, add baseboards and mouldings.
Windows:
Deep cleaning window frames.
New window blinds for the whole house.
Entrance:
New front entrance tiles/stones and doorway, roughly 20 sq ft outside and 80 sq ft inside., new entrance lighting, new door bell/videophone. Install a new main entrance lighting.
Garage:
New 2x aluminum garage doors and 1x new opener, or x2 openers if old one is too old. New or paint garage floor, new outdoor lighting. Seal garage air leaks from wall and doors. Hang old cabinets on walls from kitchen(s).
Modify driveway aluminum gate for two cars to use the garage.
Repair cracked driveway.
Old cabinets from old kitchens will go to garage and workshop. Not sure whether counters will fit or not.
Wiring:
Roughly 6 rooms to wired with CAT6 network cables. Need to find a place for the router and network switch.
Repair works:
Repair and paint the roof.
Repair aluminum fence, side metal fence and front brick fence.
Repair doors that can not close properly.
Nice to have:
Home theater
Would like to take this chance to seal up a room for home theater only.
Home theater room and lighting. Seal and sound proof room. May need to remove old fireplace and seal the hole. Need fix frame screen and flexible cable ducts. I will source the fix frame screen.
