We own a townhouse in Langley. There was a murphy bed installed in between a bedroom wall and garage wall in 1994, strata had asked for structural engineer to look at it. having that done his finding was that it was installed in a load bearing wall without a proper header his recommendation is that we need a header installed and we need the wall to be sealed properly so no fumes etc from garage get into the bedroom.
Remove all drywall from basement, replace furnace and all ducting, reno 3 piece bathroom in bsmt and laundry area. Install all new windows and doors, reno kitchen and 4 piece bathroom, replace BR and closet doors, remove and replace flooring. Close in,
carport to be done first for storage of interior . Paint, seal spackle ceilings.
Will have to done under abatement, asbestos in drywall compound, spackle ceilings and furnace ducting tape. Split entry, 2200 sq', owner, eco friendly materials, only top floor to be finished maybe drywall basement.

I would prefer to have a whole cut in the foundation wall.
Then dugout the basement.
Then underpin the foundation.
Then pour a new floor.
Complete an outside access down with steps outside.
The completed height will need to be 96 inches from floor to bottom of joists.
Open to raising the house 2-3 feet and digging down at the sometime.
Not likely open to raising the house 4-5 feet with no digging down.
I currently do not have permits, plans, or drawings.

We have just signed leases on three (3) new locations and took possession Aug. 2nd in Richmond, Port Moody and Langley with three more to come within 12 months. Basic retail store mostly in good conditions with minor work. Site conditions of above are very good with only Langley needing most of the work. sqaure footage are 1385 sf, 1367 sf and 2038 sf respectively. Easy job. Retail set up. No Millwork as we supply cabinetery already build and just needs to be installed. Budget for all three location is $70,000.00 including taxes, material, Labour, mechanical and electrical drawings. We have architectural drawings already completed and ready for bidding. Great opportunity to work with an international franchise with over 120 locations and looking to expaand into BC. estimated time to complete all three location should not take more than four weeks from time building permit is aquired. I have a 5 foot portion of my living room wall that is bumped out and contains my electric fireplace. I would like this removed and made flush with the rest of the wall. There is one switch located on the side of the bump out for the fireplace. This would need to be relocated.
Ideally demo is included but i could look to do this myself if necessary. I would need the top bulk head (as pictured) matched and the drywall taped, and sanded. I am happy to deal with the priming and painting afterwards.
Additionally, there will be a small portion of flooring that would need to be addressed. I have vinyl plank and removing this will expose an unfinished section. I do have additional boards for install on hand.
