I have just purchased a condo unit (building is 22 yrs old, unit itself has been updated) and the building inspector has recommended a few fixes. Reno Work needing to be looked at/carried out:
1. Building Inspector said there needs to be some rewiring done regarding some lighting. Master Bedroom, Main room, and Second Bedroom all have some "custom lighting" set up on tracks or like spotlight stuff, and the inspector said that the tracks weren't mounted in a professional manner, and might need rewiring / remounting.
2. Kitchen cabinetry & under sink. There was water damage previously from a leaking garburator and as such the back (and perhaps bottom) of the cabinet needs replacing.
3. Kitchen sink: needs remounting maybe? Inspector says it's sitting on a 2by4 which is unprofessional and unreliable as a mount.
4. Look at repair/how to upkeep the floor fringe between hardwood flooring and shale flooring?
5. Looking at possibly replacing the carpeting with hardwood flooring?
6. Maybe couple other things here and there with regards to minor fixes/see if anything sticks out as needing to be reno'd
7. Couple questions about future changes to unit (changing cabinets/adding larger pantry)
I will not be in town Sept 13 - Oct 12 (but my brother will be around - he and I will be sharing this unit).
10 year old highrise condo, 396 square feet.
kitchen is approx 8' X 10'
small breakfast bar/wall that separates kitchen from livingroom needs to be removed and replaced with a row of kitchen cabinets (which I can purchase). Granite countertop to match existing granite. 24" range to be replaced with 24" electric cook top and single drawer dishwasher.
Heritage "B" building (1912). Apartment is 1 bedroom. I would like to remove a wall (non-bearing) that separates the kitchen from the living room. In addition, there is a false ceiling in the kitchen (rest of the apartment is 10') which I would like removed. I also want the kitchen redone and the flooring in the kitchen redone.
