We hired Almo Carpentry after being referred by our neighbors' general contractor.
Hussain and his team were polite and knowledgeable and he was also able to offer us
advice on different finishes and materials.
His estimate was detailed and accurate, him and his team completed the work quickly and very professionally. Will hire for our next project!
This carpenter is making serious accusations which could land him in very hot water. He is right on one thing. He needed to be carefully supervised. The house did not pass the framing inspection. He never came back to fix the deficiencies although promising to. This guy is a hack. Just ask the carpenter who had to fix his work. [original] There are a few things to be careful of with Almo Carpentry. I was asked for money before milestones were complete and guess what? Once the framer/owner was paid he left and didn't return to fix deficiencies found by the building inspector. Nor did he fulfill his contract. When he got paid there was no incentive to return. The expectation is on the homeowner or contractor to understand what needs to be done, otherwise you'll get a mediocre job or worse, someone who takes your money and doesn't fulfill the agreement. Proceed with caution!!! Never pay before a task is complete! It sounds like common sense but when you hear the sob story it's hard to say no. And ALWAYS hold back 10-20%.
Firstly, the house was completed, and all structural elements were in place to pass inspection. The client was warned that the house would not pass inspection due to the weak design to save on the cost of the house on several occasions but forced all the trades to continue.
The client did not hire an engineer, the client did not hire an architect, the client and the project manager were rarely on sight to address the several issues that kept arising due to the poor layout and lack of engineer drawings etc.
The drawings this client provided were not stamped by the municipality of Stouffville.
No engineer drawings were provided
It was clear that the client had little to no knowledge of construction and other trades yet claimed to be a custom home builder.
As per the construction lien act a client cannot withhold more than 10% of the contract for more than 45 days, so do not take advice from someone who does not know the industry and its regulations.
I have attached the clients contact below as one can see, she made the contact and I did not request money prior to the job, it was in her own breakdown of payments which she agreed to. No sob story was presented.
Based on the pictures and email below, the client herself admits that she had agreed to, she is holding back a balance which exceeds 10%. As also seen in the screenshot of the email, the client had held back funds for incomplete work , and is fine with it, says that she is not including that in the balance owning, but is now accusing us of not completing the work AND taking the money for it.
The client had accused our crew of stealing a $60 steel post, and based on her accusation decided to back-charge us for it.
The drawings were full of inaccuracies from window sizes to closet sizes to the roof plan
North east corner at the stair opening was an unstable hinge,
This caused many issues for window installation
No formal lumber take off
Client chose to count the material herself which led to several shortages, and then proceeded to complain about our crew wasting material when she only ordered 75% of the material needed to frame the house
As seen in the pictures the client wanted to save costs by spanning 2x10 joists and studs on 24inch centers rather than 16 which is strongly unrecommended with 5x8 plywood on the joists. That is the reason for the floor bending and buckling, she chose to cheap out on all the material and trades.
North West corner of the foundation was 2 inches of level which we had to work around.
Structural steel posts were not the solid ones used to build new homes, rather the ones you get at Home Depot, she did this too, for cost saving.
I have more screenshots, images of the completed work which I will be uploading. I will also include the drawings of the residence so it can be seen that the house was a complete structural disaster.
