I was very impressed with the entire process from quoting the building to finishing the building. The entire staff was very professional in dealing with all matters. The building was delivered on the promise date and installed very quickly. The install was completed in a very safe and professional manner.
The while crew at Kodiak steel buildings was awesome to work with, everything is always on time and in order, Travis makes sure you understand everything and sends guys to help if needed. The building itself is also an awesome purchase for the price it is very good quality and much faster to build than wood and only 2 people needed to build. It took me about 10 steel building sellers to find the right one. Other salesman just want you to buy quick and cheap with there "deals".
We own a small airport in Barrie Ontario and had significant water leaks in a poorly installed roof. I spent a year getting quotes and looking at different processes and unsuccessfully tried to fix it ourselves because pricing was crazy. Kodiak came in looked at the roof and came up with an estimate $30,000.00 below the other quotes we had. i was unsure of the quote but decided to give it a try with assurances from the owner of Kodiak. We signed a contract had this beautiful all steel roof installed and the results have been perfect. I would certainly recommend their work. They came in had it done quickly no muss no fuss no bother. I am completely satisfied and hope you give them a chance to estimate and do your work..
In the spring of 2015 we received a quote from Travis Manklow of Kodiak Steel Buildings and we informed them it was not competitive and we were going with another builder. Manklow assured us he could do better, that he was trying to break into our area. He presented a revised quote which was much lower. Manklow and his partner Ray Briscoe were great to deal with until after the deal was signed and our first payments were made.
Ten days after the first payment they asked for an extra $8,000 on the quote of $2,589 for footing drawings and a geotechnical report. Days after the second payment they asked for an extra $1,800 because "delivered to site" did not include unloading. They suggested we unload 42,000 pounds of steel by ourselves. Less than a week after that we were informed that the $8,000 quoted for the footings was in error and it would be more than $30,000 for footings alone. We refused the extra charge and in response they informed us that they would not be honouring the agreement we had with them.
Avoid these people. I have attached a photo of the mess they left us with.

The reply by Travis Manklow illustrates the level of honesty of these people. I agreed to prepare for the site when Manklow told us that the footings would be 5 X5 and down 4 feet. He even stated that "this will be easy for you". We did discuss soil stability after he submitted his written quote and I relied on his experience as a "professional" in quoting his price. He repeated stated that he would "honor (sic) my contract" before breaking that contract. Consider what he wrote about me in his comments if you are considering doing business with them; he will blame his failings on you. I can be reached at [email protected] .
Unfortunately this is an example of a customer trying to pass on the blame for his inability to read an agreement or he is just trying to pull a fast one. We will not be taken advantage of. We were told by this customer that the ground on his property was extremely hard and would be great for the building he was proposing. Therefore we allowed our normal amount for ground testing. When we had our people on the site it was concluded that the ground was mush and we needed a full blown Geo Report and it would be $8000.00. When we advised the customer of the extra fee because the information he had given us was totally incorrect he refused to pay for the Geo study. In order to try and keep a good relationship with the client we agreed to pay the fee. Prior to the total completion of the Geo report we were advise by our people that in order to prepare the ground adequately for the proposed building it would require approximately $30,000.00 of excavating, gravel and site prep work.
It was made abundantly clear to our customer identified on our quote and emails that he had total responsibility to do all site work including Digging of footings, Gravel, Excavating and any site prep work necessary to ready the site for building erection.

Our quote clearly states that you the customer are responsible for all gravel and excavating

Krista and I just went over the quote and are ready to commit. We would like to include the roof ventilators you mentioned on June 3, 4 at $750. I would also like some clarification of what you mean by "Customer will supply all gravel and excavating." Does this refer to site preparation or are you expecting us to dig the footings?
Our response to you dated June 8/15 at 9:59 am we responded:
John,
That's great news. The digging of the footings would be included in your site prep. I did not factor equipment costs or labor for any excavating for any site prep. If you wanted my guys to do this it would be a day's work and I would need the equipment. All equipment is included for erection only.

We clearly stated to the customer on more than 1 occasion that he was responsible for all site prep work and he has totally ignored that fact an is continually harassing us and issuing false statements about our company.
Also steel buildings are delivered to the site and unloading is customers responsibility but in order to try and appease this customer we paid for unloading equipment and manpower and unloaded the building for him at a cost to us of $1800.00 plus labor.
This customer thinks he can bully his way through this by making false statements. Not going to happen.
We would appreciate your understanding in this matter and any further information from us is available for the asking.
Customer service is paramount with us and in this instance we should have just stayed away from this guy.
just purchased a new steel building for my business. It is a warehouse facility and I am thrilled with the overall process. My experience with Kodiak Steel Buildings was extremely pleasant. They were very nice to deal with and answered all my questions. Also important was the fact that they did not hound me to death for my business they just let me take my time and make the right choice. Their knowledge of the business and industry in general gave me the confidence I needed to move forward with them. Also their price for all the services including putting the building up was less than I found anywhere else. I would highly recommend Kodiak to anyone looking for a metal building in the future and I would not hesitate to deal with them again.
