Review for Kingston ON. - Ryan McMillan - owner of R and R Custom Concrete Napanee ON. June 3, 2022
We hired a pool contractor to install a pool, work started August 2021, by Sept 30th it was finally time to pour the concrete. Ryan and his crew from R and R Custom Concrete from Napanee ON. came in and poured approximately 800 sq. ft. of deck around the pool as well as a small pad for a shed.
The work turned out very poorly, right after the pour you could tell something wasn't right, the concrete was stained, almost black. As it dried over the next few days, it lightened up somewhat but there was still black/dark grey streaks.
We left it over the winter but as the snow cleared, there was a considerable amount of cracks, chipping and scaling, much more than would be considered reasonable.
Our pool builder agreed that the job wasn't right and took core samples to a company in Toronto that specializes in concrete sampling. It turns out a product called calcium chloride was added to the concrete at a level that exceeded the threshold of 0.025% in core samples by almost 9 times the amount.
Calcium chloride is used to accelerate drying time of concrete in cold weather however it was 12 degrees C and should never have been used. This caused the concrete to have a crazed and darkened/stained appearance.
After further investigation, it became apparent that they did not use a slip joint between my house foundation and the concrete slab - the foundation will not move but the slab will, this has caused excessive cracking around the area where the foundation meets the slab as it has adhered to the foundation instead of being allowed to float independently.
Ryan cut control joints in the concrete 5 days later however control joints are supposed to be cut within 24 hours of being poured and preferably between 6 and 18 hours. Cutting the control joints any later renders the control joints ineffective. We now have an excessive amount of cracking throughout the majority of the pad.
Ryan also cut through a deck drain which is meant to evacuate water off the surface of the concrete pad and some of the cuts were cut crooked.
Ryan is now not returning calls and refuses to make things right, he has taken advantage of us, and has ruined our dream. A repair of this nature will cost us approximately $30,000.00, on top of the $14,900.00 we already paid for concrete.
We are seniors and feel we have been taken advantage of by Ryan McMillan and his company R and R Custom Concrete.
They were hired to pour and level a garage floor draining out the garage door. The floor slopes in the wrong direction and drains water into the garage where it pools in front of the door into our house. They refuse to fix their work. I would not recommend them.
Hi Mark, I'm sorry that you're having issues with your garage floor. You should mention on here that we were hired by a separate contractor, not yourself. Also, we were instructed to pour the floor flat, not sloped. Therefore, it's not that we are refusing to fix our work.
I would also like to add that we offered to help get any water moving with gradually deeper saw cuts towards the garage door, at no cost. You declined even though the engineered drawing called for sawed contraction joints. The general contractor, whom we were working for, also offered to install a drain. It is to my understanding that you declined that offer as well.
The garage floor was certainly not sloped towards the inside of the garage. The floor was poured and finished with a spectre laser, with the grades being checked frequently. We have poured hundreds of floors and it is not uncommon for contracts to include requirements for flatwork, usually checked over a 10 foot span. I'm certain that your floor matches the legal requirements. Naturally water on a flat floor will have to sit somewhere until fully dried. Even in instances of a fraction of an inch I suppose you would call these areas low spots. This is the terminology that was used when you originally contacted me, so I'm assuming "slopes the wrong way" is a negative exaggeration. The fact that the water covers a large surface area adds to the fact that the floor is quite flat. The amount of water is quite surprising, I'm assuming it's from the snow plow which would not indicate the floor is not sloped inward.
Next, you should have mentioned the floor was poured on steel pans because it was suspended above a lower garage. I intended to pour both garages in the same day but since there was water steadily dripping underneath from the top floor I didn't want to sacrifice the finish of the bottom floor. The water leaking from top floor could have created any minor levelness imperfections. I did not prepare the floor, although it appeared to be prepared correctly by the general contractor. We didn't meet you until after the top floor was finished. The following day when we were ready to pour the bottom garage and a pool deck addition you expressed your displeasure that the already finished floor was not sloped. So I sloped the bottom floor a couple of inches, as I would have if I was instructed to do so the first time.
Both floors had an excellent near polished finish. We left a very clean worksite, as we always do. And the work was completed as quickly and efficiently as possible. When you contacted us about "fixing" the floor I explained that we were not the people for you to be talking to, and offered a possible solution even though you were not a customer of ours. Anything more involved would either be putting ourselves out further with the cost of materials or entering a field that we do not specialize in. I do understand your frustration but a 1/5 star review seems quite inappropriate, especially for categories like timeliness, courteousness and even quality of work. As well as you not mentioning the entire scope of work completed at your house.
I would like to reiterate that you were not a customer of ours, even though the work was completed at your home. We hadn't met with you until after the concrete that you are unhappy with was poured. If you were a customer of ours we would have a contract in place and be legally and morally obligated to see that the garage was finished to your specifications. Since there was no contract in place and we completed all work as explained to us we cannot be held responsible.
