We are about to buy a home built in the 1860s. We did the home inspection yesterday, and found out that the porch will likely need to be replaced in the next couple of years. We're amending our offer to reflect the expected costs, but I have no idea how much this might be... It's not a designated Heritage home, so that's something.
Any ideas?
It really depends how bad it is? Does it need new foundation, roof? A lot of variables. Budget for $40-$45 a square foot.
Hi, there are a couple things that would majorly affect the price of your job.
1.total decking area
2. Roofing situation and material
3.Is there currently proper support in place.
That being said a decent price to pay without quality comprimise on a pressure treated deck with railing will run around 18-22 a Sq ft. Any other roof replacement, replacement or supprting beams etc are really a case by case situation. Your best bet would be to get an on site quote or post pictures and measurements.

best if you have pictures and you may also have to get a building permit to remove the structure and replace complete with engineer stamp. Check only with the city as all municipalities have their own but are usually all standard. Wrap around porch can get very expensive. BUT you didn't mention where the issue is.
Without any pictures or measurements to go from it's really hard to give you a ballpark price. If it's a complete redo footings beams roof complete I would allow for $35 to $50 a square foot cost. You would be best to contact a local trusted Pro contractor and have him/her do a site visit to give you a proper quote.
Well depending on height width over hang handrail design stairs material and a list of other issues hard to say for sure.
But best and worst case for a wrap around a standard built home in would figure 18 to 35k depending on all the above issues.
So split the middle and your fair.
