Hi there,

I have a cedar shake roof with 7/12 roof pitch. There is a small leak coming from the valley.

I would like to know the average price per lineal foot to replace about 20 lineal foot of metal flashing and reroof valley area with new cedar shakes.

Thanks

Melissa

Hi Melissa,

I'm wondering to myself as to why you feel the valley needs to be replaced, is it rotted though, perhaps someone has damaged it while clearing ice? When cedar roofs are installed properly they will last 40yrs. or more depending on the pitch and whether there are a lot of trees creating the perfect opportunity for moss to grow.

I don't want to go into the science of the install but there are plies of 30 pound asphalt impregnated under-layment that should be inter woven to allow air under the cedar, this material should also extend over the valley metal it is possible that water could be entering through the under-layment somewhere near the valley.

As far as pricing goes, everyone in the business will price it according to time and material (it's rather difficult material to repair and would require new shakes).

If you could tell me a little more about the problem i.e. leaks only when high winds out of certain direction, in the winter during melt off, etc. I could help a little more.

Regards,

Lori

Hi Melissa,

Cedar shingles cost aproxx $10.00 per square foot and valley replacement cost $30.00 per foot.
