How much doest it cost to upgrade a basement window to E-gress window?
I dont want to make a big well, just big enough to meet the minimum requirements. The property is in brampton, ontario.
Do I have to e-gress all the windows in the basement in order to legalize the basement? One window is in the cold storage room, is this suppose to be done too?
Hi Syed
The law says that when you some one sleeping in the basement you need 2 fire escapes. The first one is the stairs from inside the house to the basement. The second one will be an exit that every one in the basement can reach to it. It could be a door or a window
Egress window carry 2 important sizes: first the clear opening has to be at least 3.8 square foot
and the second is that the narrow side is at least 15".
If the window or part of it is below ground level you need a well at least 22" from the wall, top of well is gravel and is at least 6" below window level, a pipe with holes and sock on it must be inserted to weeping tile for water drainage.
The ones that we use in Brampton (look in our profile to see pictures) is a vinyl double slider lift out window and the sizes are 42" x 24" high, above the window a steel lintel wood be installed sitting on 6" of bricks on each side.
The price varies and is usually between $2500 and $3000 depends on outside and inside of the house
Before you start any work you should get a work permit to do the change in the basement wall. The company that will do it should be able to assist you with it.
I hope this solve your problem
Thank you
Harry C.
You need a window in any bedroom or sleeping area that will fit a person. 3.8 sq ft with an opening or no smaller than 15".
