Since we have to redo our shingles anyway we're considering redoing the roof structure over our house & attached garage completely to incorporate as much living space up there as possible without sacrificing slope for snow buildup & possibly adding 2 dormer windows up there. Right now there is barely enough space to stand and the structure is in a V pattern.
We'd like a break down of the work involved and "ball park" figures of how much this could cost to see if it's worth the investment.
As of now just to redo all my shingles is going to cost around 7,000$.
Building size: 60' x 27'

Foundation: poured concrete
Basement is only partially finished so easy for architect to see structure if required.
Hi Adam, It actually sounds like you are looking to add another story to your house for additional living space.
If that is the case, you would start with an architect to design it, a structural engineer to see if it can be done and how. You would then go through the permitting, demolition and construction process.
For budgeting, it would be from $100 to $300 per square foot for an addition. This can still vary depending on the level of finishes you want and the conditions that the engineers / architects find and have to work with to get it done for you.
You may be better off to think about doing or re doing your basement - that would be in the $35.00 - $75.00 per square foot range. This again depends on the level of finishes you want and could still vary if you want a bedroom, washroom, or laundry facilities moved or installed.
Good luck with it!
