1 1/2 storey house built in 1916. We're hoping to increase the 1/2 storey to a full storey (3 bedrooms + 1 bathroom). The yard is quite large, so we would settle for an addition to the main storey if it is more cost effective.
1/2 storey is quite short (remodeled attic), has no duct work, very poor electrical. One basement beam was cut through at numerous points when we purchased house - it is currently stable but would probably not support full 2nd storey. Electrical box is almost full.

I would like to build an additional second floor on a home I am looking to purchase. The house is 526 sq/ft built in 1907 however it looks like a relatively strong foundation. I would like to add 2 bedrooms upstairs totalling around 300 sq/ft.

Looking at an addition to our 1950's bungalow. Addition would be located off of the back of the house and adjoined to the kitchen.
Plans are to include open concept kitchen and dining space, as well as master bedroom with bathroom and walk in closet. Crawl Space foundation.

We have some major work to be done to our house. It can be completed in stages or all at once. We are hoping to remain in house during construction, but this is flexible. House is a 1 1/2 story, 1200 sq ft, 4 bdrm (2 up, 2 main fl) upper level approx650 sq ft with full 3 pcs bath, main level 2 bedrm, 1 used as dining, livingrm, kitchen, full 4 pcs bath approx 850 sq ft. 1. Not sure how large of an addition but would like to expand back and side of the house to increase main floor space. We may even look at extending addition to second floor to increase sq ft also.
2. We would like to make house an open concept house with kitchen/ eating area/ living room/main floor laundry/powder room/ master bedroom w ensuite and walk in closet. Back landing door entrance needs to be expanded to allow for more space and a closet.
3. If addition only remains on main level then we want to move walls and bathroom on second floor to increase sq footage, add closet space, put in a laundry shoot to main flr laundry. and add duct work to this level, as it is currently base board heat.
4. During this process we need to install central air, possibly central vac, new windows doors, walls, ducts, bathroom fixtures, tub, sinks, insulation, possibly a deck and french doors, all new kitchen cupboards, and new hard wood floors, in master bedroom and throughtout the second level. Hardwood currently on main would need to be refinished to match new wood.
5. We may also look at having the roof of our current garage extended on side to allow for a covered deck in back yard. We would already have barkman 2x2 bricks for the deck from the back of the house.
6. Once all work complete we would need to have the stucco on exterior of house patched and painted with that elastic stuff.
Hugh projects, and we can't begin to start until we someone come out and look at house to see what our how house can be modified. Structurally house is straight and solid, just back layout in my opinion. We are currently working with a broker to see how much we can inflate the cost of house for reno purposes.
This hugh project is well worth the time and effort to quote, considering I have been diagnosed with a life long disability and we tried to sell home so we could move to something more suitable. House didn't sell, so our only option at this point is to make house work for me by renovating.
My house is about 60 years old and I would like to add a dining room. The front of the house is jutted, so an addition would make the front even.
