Assumed a lintel is required for the new double door in basement. kitchen will extend partially into new addition from current location at the back of the home, to create a larger kitchen. Roof in addition will be peaked along the middle perpendicular from existing home to tie into existing between two windows.

I need a 15 X 18 family room with vaulted ceilings. No basement dug just footings for support and no second floor above.I need hvac brought in and electric. I would like to keep exterior brick wall in family room and just remove sliding door and window for access to fm. The exterior can be siding and shingles to match existing shingles I'm buying a house and this project will determine if I purchase it.

we are currently looking at adding an extension onto the back of our house on the second storey. Our house is approximately 100 years old and the is an extension off the back of the house on the main level that was built approximately 10-15 years ago.
We are looking to add this addition within the next year if it fits into our budget.
We have a couple of ideas as to how we want the addition to look and would like to have a professional opinion as to what would work the best. the addition would be a master bedroom with an ensuite that would connect to the existing bathroom.
The proposed area for the addition to the home is in the existing car port and would utilize the existing roof line. The footprint for the existing carport is roughly 9 feet by 16 feet. The home was built in 1954 and is on a slab foundation with no basement. The furnace, hot water tank, and attic are accessed from the carport. We would look at integrating these pieces into the addition so they would continue to be accessible. We would want to frame in the area and think we have enough space for an office and a 3 piece bathroom. Because the home is on a slab foundation, any plumbing work will need excavation. The existing carport just has asphalt and does not have a concrete pad or part of the slab foundation. This home also has sub slab ducting so we'd need to figure out how to tie in or create a new HVAC solution for this smaller addition.
